Commercial overhead doors at docks and other openings

A sectional overhead door can serve a loading dock, warehouse drive-in opening, service bay, fire station, municipal garage, distribution building, self-storage drive aisle, or manufacturing opening. These doors share mechanisms across those settings, while the surrounding dock equipment remains a separate system.

Dock equipment and commercial overhead doors require different capabilities. Some repair companies accept both; others handle only one. Check the local page's equipment description and call-path label, then confirm the equipment and work directly with the company that will perform the repair. A service-request line does not establish that a provider has agreed to accept the job.

Failures that stop a commercial overhead door

Commercial overhead doors fail in a handful of predictable ways. Most of them announce themselves before the door stops completely, which is worth knowing if you are deciding whether to call now or after the shift.

• Broken torsion spring: a loud bang followed by a door that is suddenly far too heavy to lift. A repair company should evaluate the spring and counterbalance before the door is operated.
• Frayed, snapped or slipped cable: the door hangs crooked in the opening and binds in the tracks. A repair company may evaluate the cable, drum, rollers and track.
• Bent or misaligned track: rollers derail and the door jams partway. A repair company may evaluate the track, mounting and impact damage.
• Damaged panels or struts: a bowed section prevents a floor seal, and a kinked strut lets the whole door sag. A repair company may evaluate the panel, strut and attachment.
• Operator faults: a jackshaft or trolley operator hums, runs without moving the door, stops short of the floor, or reverses unexpectedly. A repair company may evaluate the operator, controls and safety devices.
• Photo-eye and safety edge problems: the door refuses to close or reverses on the way down. A repair company may evaluate the sensors, edge and limit settings.
• Worn rollers, hinges and bearings: grinding, popping and jerky travel that gets worse over weeks. A repair company may evaluate the rollers, hinges, bearings and track.

Getting the right company on the phone

Choose the service area where the building is located. The page for that market identifies the current call path and shows the equipment, coverage and call-answering information available for it. A direct-provider page names the independent commercial repair company. A shared request-line page identifies the line as shared.

Uptime does not repair equipment or send your details to a list of contractors. The local page must make clear whether its number reaches a direct provider or a shared request line.

Information the repair company will want

Give the address and which door (a door number, a description of the location, or "the north drive-in door" all work). Describe the door: roughly how wide and tall, sectional or rolling, and whether it has an electric operator. Then describe the failure in plain terms and say whether the opening can be secured overnight. If the door protects inventory or vehicles, say so; the company will factor that into how it schedules.

Availability, whether the first visit is a diagnosis or a repair, parts sourcing and pricing are all set by the repair company. Ask them directly and get the answers in whatever form your facility requires.

Scope and exclusions

Commercial and industrial buildings only. Residential garage doors, even on a business owner's home, are not accepted. Storefront and pedestrian doors, gates and fencing, automatic sliding entrances and lock or access-control work are outside the scope.
