Commercial Garage Door Maintenance Checklist: Safe Staff Checks, Stop-Use Signs, and Pro Tasks
Use this checklist for commercial sectional overhead doors, not rolling steel or fire doors. Begin with a closed-door visual check. Stop normal use for broken or slack cables, a visible spring break, off-track rollers, damaged bottom brackets, crooked or uncontrolled travel, or failed entrapment protection. Use the installed door and operator manuals to set exact intervals.

What we found
Six things worth knowing before you build a schedule.
- ◆ There is no defensible one-size-fits-all calendar in the sources checked for this page. Clopay publishes quarterly-or-5,000-cycle inspection and lubrication triggers plus an annual operation check for its commercial overhead doors. Amarr recommends six-month inspections and gives a separate two-month weatherstrip instruction. DASMA TDS #382 calls for monthly testing of commercial-door photoelectric sensors.
- ★ Clopay warns that springs, cables, brackets, and hardware attached to springs are under very high tension. It assigns adjustment to a qualified professional following the manufacturer’s instructions and says not to loosen the red-headed fasteners on its bottom brackets.
- ★ Amarr assigns torsion-spring lubrication or adjustment to a commercial-door service professional. It also routes hard or inoperable doors and broken or misaligned cable-and-spring assemblies to professional inspection and service.
- ★ The six-inch rule has a narrow scope. In DASMA TDS #382, the internal beam of the primary monitored photoelectric entrapment-protection device may be no higher than six inches above the floor. The lowest beam of a monitored light curtain has the same maximum height. That rule does not turn every ancillary vehicle-detection photo eye into the primary device.
- ★ 29 CFR 1910.147 is not a commercial-door maintenance calendar. It governs hazardous-energy control during covered servicing and maintenance when unexpected energization, startup, or release of stored energy could injure employees.

What this checklist covers
This page is for a commercial sectional overhead door: hinged horizontal sections that travel on rollers in tracks and move into the overhead space. A powered door also has an operator, the motor-and-control system that moves it.
Entrapment protection is the equipment intended to detect an obstruction in a closing path. It may be a primary monitored photoelectric sensor, a monitored sensing edge on the leading edge, or a monitored light curtain. Some operators instead use constant-pressure-to-close controls. The installed operator and device instructions tell you which configuration is present and how to test it.
This page does not fold rolling steel, rolling sheet, rolling fire, high-speed, residential, or dock equipment into the same checklist. Similar-looking doors can use different lifting systems, controls, standards, and maintenance instructions.

Stop using the door if you see any of this
Some findings are not “monitor and re-check next quarter.” They mean the door comes out of normal service now, and nobody on your staff touches the hardware. Here is that list first, before the routine checklist, because it is the part that matters most.

One rule runs through all of it. Do not improvise work on springs, cables, drums, bottom brackets, counterbalance parts, wiring, or monitored safety devices. The honest version of those instructions is not a better step-by-step guide. It is the correct qualified handoff.
The complete commercial garage door maintenance checklist
Eight phases, not one fixed monthly-quarterly-annual template. Each row carries its own trigger and role because a safe visual observation, a model-specific lubrication task, a photoelectric-sensor test, and a qualified counterbalance inspection are not the same job.
Use the ledger in this order:
- Identify the exact door, operator, protection devices, and governing manuals.
- Do the closed-door visual observation before any operating observation.
- If a stop-use condition appears, stop there.
- Run only the normal operating or device test assigned to the trained role and exact procedure.
- Record the finding, status, source, action, and release decision.
- Route hands-on preventive maintenance and covered hazardous-energy work to the right qualified or authorized person.

1. Inventory and baseline
Before you schedule work, identify the door, the operator, the installed protection devices, and the documents that govern them. A checklist without the correct equipment identity is only a guess.

Run one controlled cycle only when the closed-door observation finds no stop-use condition, the opening is clear, the full travel path is visible, and the observer is trained to use that door’s normal control.

How often should a commercial garage door be maintained?
There is no reliable one-size-fits-all interval. Use the installed door, operator, and protection-device instructions; track every applicable time, cycle, condition, event, and post-work trigger; and keep each manufacturer’s instruction inside its product scope.

Why the numbers differ
Different manufacturers, different products. Amarr’s six-month recommendation and Clopay’s quarterly-or-5,000-cycle triggers are not competing rules for one unnamed door. They are instructions from different manufacturers with different product scopes.
Different tasks, different clocks. Amarr separates the whole-door inspection from its two-month weatherstrip instruction. DASMA’s monthly statement is about photoelectric-sensor testing, not the whole mechanical door.
Some triggers are not dates. Impact, high wind, flooding, a new fault, control work, and an entrapment-protection failure create immediate work even when the calendar says nothing is due.
The generic checklist does not outrank the installed manual. DASMA says its technical data sheets are information tools, not substitutes for manufacturer instructions, and tells readers to check applicable local regulations.
A working rule when the manual is missing
This is Uptime editorial guidance, not a standard:
- Record the exact manufacturer, model, serial number, and installed operator or protection devices.
- Ask the manufacturer, distributor, or qualified door provider for the correct manual and revision.
- Use the safe floor-level observation rows as an interim reporting tool, not as permission to perform hands-on maintenance.
- Do not invent a missing lubricant, torque, clearance, balance method, or interval.
- Where an applicable source gives both a calendar trigger and a cycle trigger, track both and plan for the earlier trigger unless the manufacturer says otherwise.
- Establish the model-specific preventive-maintenance schedule with the qualified provider who can identify the installed configuration.
- Keep event and condition triggers active even when no calendar task is due.
What lubricant should you use on a commercial garage door?
There is no single lubricant instruction for the whole doorway. Use the exact point, product, amount, role, and interval named for the installed product.

The disagreement is useful. It shows why a facility-wide can of “garage door lube” is not a maintenance program. It also shows why this page does not tell ordinary staff to lubricate springs just because one manufacturer includes spring lubrication on its page. Amarr assigns spring lubrication or adjustment to a commercial-door service professional, and Clopay warns that springs and connected hardware are under very high tension.
No source checked for this version supports a universal instruction to lubricate every track, cable, drum, spring, operator drive, or safety device. If the correct manual does not name the point and product, the checklist records the missing instruction rather than inventing one.
How should photo eyes, sensing edges, and light curtains be tested?
First identify the installed operator, control mode, and protection device. Then use the exact manufacturer procedure and expected outcomes. A generic test is not a universal substitute for the installed instructions.
What the devices are
- A photoelectric sensor or “photo eye” is a non-contact device with a light beam.
- A sensing edge is a contact device on the door’s leading edge.
- A light curtain is an array of photoelectric beams.
- An ancillary vehicle-detection device may help protect vehicles, but it is not automatically the primary monitored entrapment-protection device.
What the public source says about operator configurations
DASMA TDS #382 summarizes the commercial-door operator configurations described by UL 325:

That is why “photo eyes are always required on every powered commercial door” is too broad. The installed control mode and operator documentation matter. It is also why a faulted monitored device is not something to bypass: UL Solutions’ public summary says the operator limits closing to constant-pressure-to-close when external entrapment protection is not working.
The six-inch rule
When a photoelectric sensor is the primary monitored external entrapment-protection device, DASMA says its internal beam must be parallel to the floor and no higher than six inches above it. For a monitored light curtain, the lowest emitted beam has the same maximum height.
Additional devices may be installed for vehicle protection, but TDS #382 says they may not replace the primary monitored device. That distinction belongs in the inspection record: primary monitored device and ancillary vehicle-detection device are not interchangeable labels.
The monthly photoelectric-sensor test
TDS #382 says commercial-door photoelectric sensors should be tested monthly and tells facility owners and building-maintenance personnel to review the operator manufacturer’s instructions. Its two stated outcomes are:
- During a controlled closing cycle, a controlled solid object in the photoelectric beam should make the door reverse.
- With the door at the up limit, an obstructed beam should prevent the operator from closing the open door.
Run those checks only when the exact installed procedure is available, the travel path is clear, and the designated person is trained for the task. Never use a person or body part as the obstruction. If the expected result does not occur, stop the test, restrict the affected closing mode under site policy, and request qualified service.
Sensing edges and light curtains
A sensing edge and a light curtain need their own installed procedures. DASMA TDS #375 says sensing-edge wiring correction belongs to the electrician or door installer using the exact operator and edge-manufacturer diagrams. It also says not to use wiring diagrams intended for another operator.
A light curtain can contain several beams or zones. One object in one place does not prove the whole array passed. Record the device, manual revision, expected outcomes, actual outcomes, fault state, tester, and date.
Who may do what?
Facility staff can carry out assigned floor-level observations and exact manual-defined tests when the door has no stop-use condition. Adjustment, tensioning, rewiring, balance work, guarded-component access, and work involving hazardous unexpected energy belong to qualified or authorized people.

Why “tighten everything” is not a safe checklist item
Correct torque can depend on the component, fastener, substrate, and manufacturer drawing. A fastener that has worked loose may be evidence that something moved. Some fasteners are part of tensioned lifting hardware. Facility staff can record visible looseness; the work order defines the qualified corrective task.
Why a balance test is not a universal staff task
Clopay and Amarr both publish manual-operation or balance checks for their products. DASMA TDS #175 also includes a manual operational inspection—but it is written for a trained door systems technician checking a damaged door.
A national page cannot assume that the door is intact, the disconnect is understood, the person is trained, the travel path is safe, or the employer’s hazardous-energy program allows the task. This checklist therefore places balance and counterbalance evaluation in the qualified preventive-maintenance visit unless the installed instructions and written site training explicitly assign it otherwise.
Springs, cables, bottom fixtures, and wiring
Staff may record what is visible from a safe position. They do not wind springs, reseat cables, remove bottom fixtures, straighten tracks, adjust limits, change clutch or brake settings, open an operator enclosure, substitute a wiring diagram, or bypass a monitored device.
What should happen after impact, high wind, flooding, or electrical work?
A calendar does not know a forklift hit the door. The event itself is the trigger.

TDS #152 is clear about the high-wind period: close and secure the door under the manufacturer’s documentation, and do not operate grade-level or loading-dock garage doors during the event. TDS #175 is clear about the post-damage role: the inspection is for a trained door systems technician, with a building contractor or design professional when the framing or attachment is uncertain.
What should the maintenance record show?
A signed ticket is not a maintenance record. A record identifies one door, one trigger, one procedure, one finding, and one next action. Without that, proposals are hard to compare, repeat failures are hard to see, and the next supervisor inherits a mystery.
Per opening, per observation, test, or visit:
- Door ID, building, bay, and opening
- Door manufacturer, model, and serial if known
- Operator manufacturer, model, serial, voltage, and manual revision if present
- Installed control mode and protection devices
- Date, time, and person performing the task
- Assigned role or qualification
- Trigger: time, cycle, condition, event, post-work test, or manufacturer instruction
- Source document and exact procedure or section
- Starting operating state
- What was observed or tested
- Expected result and actual result
- Finding location, direction of travel, and change from the normal baseline
- Safe photo reference when one can be taken without creating exposure

These are Uptime editorial labels, not legal classifications. OSHA’s November 24, 2025 interpretation explains that an employer may use a non-LOTO Out of Service device while waiting for parts when no employee is exposed to hazardous servicing work. Before covered servicing resumes, authorized employees must verify isolation and apply the employer’s compliant lockout/tagout controls.
A worked example
Hypothetical, not a field report:
Door WH-07, closed-door observation, March 4. Observer found the left lift cable slack with the door closed. No cycle attempted. Status set to Out of Service under site policy; bay traffic redirected; work order 2261 created for qualified door service. Trigger: condition. Source for the stop decision: Clopay Commercial Door Maintenance, Warnings and Inspection. Drum seating could not be verified from the floor.
That record takes less time to write than a vague “checked—OK” and tells the qualified provider what was seen without pretending to diagnose the failed part.
What do OSHA and the source hierarchy actually require?
29 CFR 1910.147 does not publish a monthly, quarterly, semiannual, or annual commercial-door preventive-maintenance calendar. It governs hazardous-energy control during covered servicing and maintenance.
At 1910.147(a)(1)(i), OSHA covers servicing and maintenance where unexpected energization, startup, or release of stored energy could injure employees. The definition at 1910.147(b) includes inspecting, adjusting, lubricating, cleaning, and unjamming when the employee may be exposed to that unexpected energy.
The qualifier matters. A floor-level visual observation of a stationary door is not automatically the same task as reaching into a mechanism, opening an operator, unjamming the door, or handling stored-energy hardware. The actual task, exposure, equipment, and employer program determine what controls apply.
For covered work, OSHA requires an energy-control program and procedures at 1910.147(c)(1) and (c)(4), and says lockout or tagout is performed by authorized employees at (c)(8). This article does not replace the employer’s procedure.
Out of Service is not the same thing as lockout/tagout
“Out of Service” on this page means normal users are prevented from operating the door while a finding is unresolved. It is an administrative equipment status.
Lockout/tagout is the employer’s hazardous-energy control process for covered servicing. OSHA’s 2025 interpretation allows non-LOTO Out of Service devices while waiting for parts when no employee is exposed, but requires compliant energy isolation and lockout/tagout before covered work resumes.
Which source applies when instructions differ?
There is no honest shortcut that places one generic checklist above everything else.
- Applicable law and adopted code govern within their jurisdiction and scope.
- The installed product’s listing conditions and manufacturer instructions govern product-specific installation, operation, testing, and maintenance within that legal framework.
- DASMA technical data sheets provide industry guidance. DASMA says they are not substitutes for manufacturer instructions and tells readers to check local regulations.
- Uptime editorial guidance organizes the decision, role, record, and handoff. It is not law, code, a listing condition, or a manufacturer instruction.
What this checklist does not prove
Running it well is good practice. It is not a certificate. Completing this checklist does not establish:
- OSHA compliance
- ANSI/CAN/UL 325 certification or listing
- That a particular door is safe
- The remaining life of a spring, cable, roller, operator, or other component
- That the installation, building attachment, or electrical work is correct
- That a manufacturer warranty requirement has been met
- That a qualified field inspection was performed
- That a door damaged by impact, wind, water, or building movement can return to service
It is a planning, observation, and documentation reference built from published sources. A real inspection happens on the site, on the installed equipment, by someone qualified for the work.

People call several equipment families a “roll-up door.” A sectional door uses hinged horizontal sections that travel on rollers in tracks. A rolling steel door uses a curtain of interlocking slats that coils above the opening. Methodology
What we did. We checked ten external issuer-hosted sources—manufacturer guidance, DASMA technical material, OSHA material, and an official UL Solutions summary—and used one live Uptime troubleshooting reference only for the internal handoff between preventive maintenance and symptom diagnosis. We assembled 68 decision rows. Every row records the trigger, component, equipment scope, role, normal condition, red flag, immediate action, evidence type, source key, exact locator, limitation, and verification date.
What we did not do. We did not inspect a door. We did not test an operator. Uptime Dock & Door is not a manufacturer, standards body, laboratory, engineering firm, government agency, or repair contractor. No field experience, technician review, completed job, customer result, or certification is claimed.
Where the documents came from. Every external source in version 1.0.0 was checked on the issuer’s own website or asset server. The source register records the document, revision or date, exact locator, scope, and date checked.
How the rows were built.
- Identify the equipment and installed configuration to which the source applies.
- Extract the source-reported instruction, warning, test, or scope.
- Preserve the page, heading, clause, edition, and source limitation.
- Separate the source fact from Uptime’s role, status, record, and next-action framework.
- State a normal condition only where the available evidence allows one without inventing a tolerance.

Missing values. Unknown means unknown. It does not mean zero, pass, or not required. If a model-specific procedure, revision, interval, or permitted role cannot be verified, the row records that gap rather than filling it with a generic answer.
Limitations
- The installed documentation controls model-specific work, subject to applicable law and adopted code. A Clopay or Amarr instruction does not automatically apply to another manufacturer.
- This is not a field inspection. A source-linked checklist cannot confirm the condition of a particular door.
- The sources do not publish one common schedule. The page preserves that disagreement rather than forcing a single calendar.
- The Clopay and Amarr pages carry no visible revision date. Their content was checked September 19, 2026.
- The Amarr weatherstrip paragraph contains an apparent duplicated-text error. This page uses only its unambiguous silicone-based/petroleum-oil instruction.
- We did not reproduce ANSI/CAN/UL 325. It is a protected standard. The page uses DASMA’s public technical sheet and UL Solutions’ public summary, attributed as such.

Questions people ask
How often should a commercial garage door be serviced?
Use the installed door, operator, and protection-device instructions. The checked sources do not support one universal answer: Clopay publishes quarterly-or-5,000-cycle and annual tasks for its products, Amarr recommends six-month inspections and separate two-month weatherstrip care, and DASMA TDS #382 calls for monthly photoelectric-sensor testing.
Can our own maintenance staff do the checklist?
They can perform assigned floor-level observations and exact manual-defined tests when the door has no stop-use condition and the person is trained for the task. Springs, cables, bottom fixtures, counterbalance work, wiring, operator adjustments, and covered hazardous-energy work go to qualified or authorized people.
What lubricant should we use?
Use the product, point, amount, role, and interval named for the installed door or operator. Clopay and Amarr publish different instructions, and Amarr gives a separate rule for nylon rollers and weatherstrip. There is no honest single-can answer for every component.
How often should photo eyes be tested?
DASMA TDS #382 says monthly for photoelectric sensors used on commercial door openers, with the operator manufacturer’s instructions controlling the exact procedure and expected outcomes.
Does every commercial operator need photo eyes?
Not under every control configuration described in DASMA TDS #382. Constant-pressure-to-close is one permitted configuration in the DASMA summary. When a monitored external device is installed, identify whether it is the primary entrapment-protection device or an ancillary vehicle-detection device and follow the installed operator documentation.
Does OSHA require a commercial garage-door maintenance schedule?
29 CFR 1910.147 does not publish a door preventive-maintenance calendar. It governs hazardous-energy control during covered servicing and maintenance. Other laws, adopted codes, state-plan requirements, employer procedures, and manufacturer instructions may also apply.
Is annual service enough?
Not as a universal answer. Some published triggers are tighter, some are task-specific, and event or condition findings can make service due immediately. Use the installed documentation and every applicable trigger.
Should every door in a building use the same checklist?
Use the same data structure, but populate it with the correct door, operator, devices, manuals, roles, and triggers for each opening. A shared form should not erase product differences.
Does this page cover rolling steel or rolling fire doors?
