Is this a sectional door, or something else?
A sectional door is built from hinged panels that travel in tracks, either back into the building or vertically above the opening. Operators, controls and safety devices
The operator—often called the commercial opener—and its controls and safety sensors stay with the door they move. Report what the operator is doing along with what the door is doing — "motor runs, door doesn't move" is a more useful sentence than either half on its own.
Two boundaries are worth knowing. Electrical alterations are a separate scope with a separate license in Arizona, covered below. And nobody should be bypassing a photo-eye or a safety edge to keep a bay running. If a safety device is stopping the door, that is the thing to report, not the thing to work around. What affects the price on a commercial door
We can't quote your exact door repair from a web page. The price depends on the door, the fault, parts, and access. Here's what to ask before you authorize work.
First, find out which kind of number you are being given.

Ask those questions before you authorize anything.
Repair the door, or replace it?
Neither answer is automatically right. What decides it is the condition of the whole assembly, whether compatible parts still exist, how hard the door actually works, and whether anything about the opening has to change.
- How far the damage runs. One damaged bottom panel may be replaceable. A door that took a trailer across three panels and bent the track is a different conversation.
- Whether parts still exist. Discontinued panel profiles and finishes show up as lead time first, price second.
- How many times you have already fixed it. Ask whether the repairs on that opening share a cause nobody has resolved.
- Cycles against the rating. Compare actual daily use against the manufacturer's door, counterbalance and operator ratings. Ask which one is the limiting number.
- Whether the opening has to change. If it does, you are in a replacement project with a permit question attached.

Arizona rules that apply to commercial door work
Check the company's ROC classification against the work being proposed. The published commercial carpentry scopes include C-7 and C-60 metal-door work, while C-61 covers specified existing-structure repairs and remodeling up to $50,000. B-1 and B-2 have their own general-commercial scopes. None of that substitutes for checking the actual license and job. For new or altered operator wiring, ask about C-11 or CR-11 electrical scope and who performs it; B-1 and B-2 require electrical subcontracting. The ROC issues commercial, residential and dual licenses. A residential-only classification does not establish authority for a commercial warehouse job. Match the legal business name, license status and classification to the company you are hiring.
Ask: "What is the business's legal name and ROC license number, and is it a commercial, residential or dual license — which classification?" Look it up at roc.az.gov.
On price and permits: A.R.S. § 32-1121(A)(14) exempts work under $1,000 of a casual or minor nature from needing a license — but the exemption does not apply where a local building permit is required. In Arizona the permit question can decide the license question regardless of price.
And the Valley runs on several code editions at once. Phoenix reviews to the 2024 Phoenix Building Construction Code, effective August 1, 2025. Unincorporated Maricopa County is on the 2018 I-Codes, adopted August 17, 2022. Mesa went to the 2024 codes on January 8, 2026. Goodyear's 2024 building codes took effect June 23, 2026. Is a commercial garage door the same as a dock door?
Usually it is the same style of door in a different place. "Dock door" describes the location. "Sectional" and "overhead" describe how the door is built and how it moves. The same sectional door shows up at a dock opening and at a drive-in shop bay. The repair follows the mechanism, not the location.
The spring broke. Can we tape it up and finish the shift?
No. A broken torsion spring can leave the door dangerously unbalanced. Do not assume the remaining hardware or the operator can support it. Keep people and vehicles clear, leave the door where it is, take the bay out of use through your normal process, and describe what actually happened when you call. Nobody on your team should be working on or near that spring.
Do I need a permit to replace a commercial garage door in Phoenix?
That depends on what changes — the opening, the anchorage, a required rating, or the power to the operator. Phoenix reviews commercial work under the 2024 Phoenix Building Construction Code, and new commercial applications go through SHAPE PHX. Ask the building official for your parcel, and ask your provider who is pulling what. If the facility is outside Phoenix city limits, the office changes with it.
Can you repair the opener without replacing the door?
Often, yes — a failed drive, gear, board or limit setting is its own repair. But "motor runs, door doesn't move" can also mean the door is jammed and the operator is fine. That is why the assessment looks at both together. Describe what the operator sounds like and what the door does, and let the provider sort out which one failed.
