Roll-up and rolling-steel doors

Rolling-steel doors coil onto a barrel above the opening instead of tracking back along the ceiling. That makes them the door of choice where headroom is tight, where security matters, and where a fire-rated closure is required: warehouse security doors, loading bays with low ceilings, parking garages, self-storage buildings, counter shutters, and fire-rated openings between building sections. Light-duty commercial roll-up doors (sheet doors) serve the same role on mini-warehouses and storage units.

The hardware is different from a sectional door and so are the failures. Springs live inside the barrel, the curtain is a set of interlocking slats, guides replace tracks, and fire doors carry a release mechanism that must be reset correctly after a drop. Repair companies that accept this work are listed as such in each market; not all sectional-door companies do.

Typical rolling-steel door failures

The following cover most service calls for coiling and roll-up doors. Because the counterbalance is enclosed, several of them are not visible from the floor, which makes an accurate description of behavior even more important.

• Door will not raise or is extremely heavy on the chain hoist: broken or fatigued barrel spring.
• Curtain jammed in the guides: a bent or damaged slat, debris in the guides, or a curtain that has walked sideways on the barrel.
• Bent, dented or torn slats from impact: the curtain binds and can tear further with each cycle.
• Bottom bar damaged or astragal missing: the door will not seal and the safety edge, if fitted, may not function.
• Operator runs but the door does not move, or the door slams down: failed operator brake, sheared drive, or a spring that can no longer counterbalance the curtain.
• Fire door has dropped and will not reset: the fusible link or release device has activated, and the door needs to be reset and tested by someone who knows the assembly.
• Loud rattling or grinding during travel: worn end-lock wear plates, dry guides, or a barrel bearing failing.

Where it does not, the market's services page says so and the national directory below will not link that market from this page.

What to tell the repair company

Address and which opening. Whether the door is a heavy rolling-steel door, a light-duty sheet door or a counter shutter, and whether it is fire-rated. Whether it is chain-operated, crank-operated or motor-operated. What the door is doing, and whether the opening can be secured if the door cannot be closed. For fire doors, say whether it dropped on its own and whether the building has an alarm tie-in; that changes who needs to be involved in the reset.

Availability, parts, whether fire-door drop testing is part of the visit, and charges are all questions for the repair company. Uptime has no role in setting them.
