Operators, controls and the sensor that keeps reversing your door
Often called an opener, the trade term is operator. It is the motor and control package that moves the door — trolley, jackshaft or hoist — along with limits, controls and safety devices.
A door that reverses on close needs its operator, safety devices and mechanical assembly checked together. Where monitored entrapment protection is fitted, separate auxiliary devices for vehicle protection do not replace it. Those are different things with different roles, and industry guidance is explicit that they should not be confused (DASMA TDS 382, Proper Installation of Photoelectric Non-Contact Sensors on Vehicular Commercial Door Operators).
The relevant product safety standard is ANSI/CAN/UL 325, Door, Drapery, Gate, Louver, and Window Operators and Systems, seventh edition, published May 19, 2017, with a latest revision displayed September 15, 2025. Its scope covers electric operators rated 600V or less in ordinary locations, together with assemblies and accessories including external entrapment protection (UL Standards catalog). Active fire-alarm functionality is not addressed there — that belongs to fire-rated assemblies.
The useful question: "Will the provider check the operator and its safety devices together, as one system?"
The licensing question that comes with it. California's D-28 door classification expressly includes "any low voltage electronic or manually operated door hardware/device." A new line-voltage supply circuit for an operator is a different scope, and C-10 Electrical covers wiring, raceways and conduit. Ask directly: "Is the operator circuit work inside your classification, or are you bringing an electrical contractor?"
Never adjust limits, defeat a photo-eye, bypass a safety device, or rewire an operator to get a bay moving.

- Boat docks and boat lifts. Common confusion in the Delta, and not this trade.
- Parts-only orders.
- Structural concrete, header, jamb rebuild and slab work.

Helpful if you already have it: the door width, the operator brand if it is readable from the floor, whether the springs are above the opening or along the tracks, and whether the bay can be taken out of service. You can call without any of it.

What affects the price on a commercial door
We can't quote your door from a web page. The price depends on the door, the fault, parts, and access. Here's what to ask before you authorize work.
What moves the number:
- Door size, gauge and construction. A 14-foot insulated sectional is not a 9-foot single-skin door.
- Insulated versus non-insulated. Panel construction changes both the part and the labor.
- Counterbalance work. Springs, cables, drums and shaft work is specialist labor with real setup time.
- Section replacement versus full door. One panel can sometimes be matched. Sometimes the profile is discontinued.
- Glazing. Glass and full-vision sections are their own supply problem.
- Operator and controls. A control board, a limit assembly and a new circuit are three different jobs.
- Wind rating. A wind-rated door has specific bracing and hardware. Rebuilding it means matching that.
- Access. Can the bay be taken out of service? Is a lift needed? Is a trailer in the way?
- Parts availability for that brand and vintage.
- After-hours work, if the provider offers it, at whatever rate they set.
What to ask before you authorize: is the visit charged separately from the repair; is the number a starting price, a scoped fixed price or an estimate; what is included; what would change it; and what happens if a second part is found once the door is open. Get the scope in writing.
Repair it, or replace it?
Repair can address an approved replacement component when the rest of the door remains suitable for the opening. Replacement needs an explanation of the assembly condition, parts availability or changed operating needs.
Usually repairable: a single damaged panel, rollers, hinges, cables, a section of track, an operator or control fault, a broken spring on an otherwise sound door.
Usually points to replacement: several damaged sections, a track run twisted across the whole opening, a door that has failed repeatedly on the same assembly, a panel profile that is no longer manufactured, or a door that was never specified for the traffic and cycles it now takes.
The fear behind this question is being pushed toward a new door when a repair would do. Fair enough. The way to test it is to ask which specific parts are unavailable or unsafe, and what a repair would cost against the replacement. California rules that affect commercial door work
Licensing. Door work sits under CSLB D-28, Doors, Gates and Activating Devices — a contractor who "installs, modifies or repairs all types of residential, commercial or industrial doors including overhead or sliding door assemblies" (CSLB D-28). Check the company that will contract and perform the work at the CSLB license lookup, where the record shows status, classifications, bond, workers' compensation and complaint disclosure. New electrical work may involve C-10 Electrical as a separate scope.
The minor-work license exemption applies only to less than $1,000 in total labor, materials and other items for casual, minor or inconsequential work. It does not apply when a building permit is required, someone is employed to help, the work is part of a larger project, or the person advertises as a contractor or as qualified to be one (California Business and Professions Code §7048). Price alone does not establish an exemption.
Permits. The 2025 California Building Code took effect January 1, 2026. Tracy states it plainly — "Effective January 1, 2026, the 2025 California Building Codes are in effect" — and adds that "Every permit requires a Building Permit Application to be filled out" (City of Tracy Building Safety). Lodi confirms the same code date (City of Lodi Building Division), and Lathrop publishes the full 2025 suite (building standards).
Permit requirements depend on the work and the facility's jurisdiction. Start with the office for the actual parcel: Stockton (209) 937-8561, Tracy (209) 831-6400, Lathrop (209) 941-7270, Manteca (209) 456-8500, Lodi (209) 333-6714, or San Joaquin County (209) 468-2098 for unincorporated parcels. The provider and the issuing office confirm what your scope needs.
Wind rating. If a door is being replaced or substantially rebuilt, the wind design values matter, and they vary by jurisdiction and risk category. Manteca publishes "Basic wind speed: 100 mph for Risk Category I (110 mph for Risk Category II, and 115 mph for Risk Category III and IV), Exposure C" with "Seismic Design Category D" (City of Manteca Building Safety). Those are building design inputs, not a door rating, and one city's number does not carry to another address. Ask the supplier and the building department which values apply to your site.

Is a commercial garage door the same as the dock door on my loading bay?
They overlap. "Dock door" says where the door is; "sectional" or "overhead" says how it works. A sectional overhead door at a loading bay is both. The leveler in the pit, the seal around the opening and the restraint at the trailer are separate equipment with separate specialists.
My door reverses every time it closes. What would a provider look at?
