What a commercial sectional door is made of, and which part usually fails
Knowing the names helps you describe the problem. It is not a reason to go near anything.
Sections are the horizontal panels. Hinges and rollers let them fold and travel. The track guides the rollers. The counterbalance is the spring system that offsets the door's weight — usually a torsion spring, a wound spring on a shaft above the opening, connected by cables to drums at each end. The bottom bar carries the seal that meets the floor. The operator is the motor, and the safety devices are the photo eyes or sensing edge that stop the door closing on something.

A door stuck open at a loading bay leaves you with two problems, not one: the building is open, and you now have an unprotected edge at the dock. The federal rule on unprotected sides and edges four feet or more above a lower level is a duty on the employer, with only narrow conditional exceptions for loading platforms and dockboards (29 CFR 1910.28, checked September 19, 2026).
Operators, controls and sensors
The operator is the motor and control package that runs the door. On a commercial door it works as part of the door system — which is why "the opener is broken" and "the door is broken" often turn out to be the same service call.
The safety standard operators are built to is UL 325, whose exact title is Door, Drapery, Gate, Louver, and Window Operators and Systems. The issuer's own catalogue shows it as active, Edition 7, published May 19, 2017, with the latest revision shown September 15, 2025. Its published scope covers electric operators, complete powered assemblies, and accessories including external entrapment protection devices (UL Standards & Engagement catalogue, checked September 19, 2026).
What that means at your bay, in plain terms: the permitted control mode and entrapment protection arrangement depend on the operator's date and the manufacturer's instructions. DASMA distinguishes constant-pressure-to-close operation from arrangements using external protection such as photo eyes, sensing edges or light curtains (DASMA TDS 382, Proper Installation of Photoelectric Non-Contact Sensors on Vehicular Commercial Door Operators, revised May 22, 2022, checked September 19, 2026). So when a door refuses to close, that is sometimes the protection doing exactly what it is there for.
Never bypass a safety device to keep a bay running. Report the fault and let a qualified provider sort out whether it is the device, the wiring, the control, or the door itself. Jumpering an eye to finish a shift moves the risk onto whoever walks under that door next.
On the electrical side in Georgia: ask who is responsible for new circuits, hardwiring and any regulated controls work, and which credential the actual scope requires. Wind load and impact on replacement doors
This comes up on replacement more than repair, but it is worth knowing before a quote lands.
An exterior commercial door is part of the building envelope. It has to be selected for the design pressure — the positive and negative wind pressure the opening has to resist — determined for your specific building under ASCE 7 as referenced through Georgia's adopted building code. The design depends on the site, building and risk category. A county name alone does not establish the opening's required pressure.
Ask the design professional whether the site falls in a wind-borne debris region and what opening protection applies to this door. Do not infer the answer from a Savannah mailing address.
Ask what manufacturer's listings and test reports support the specified design pressure and any required impact protection, and what the building official needs with the permit. What changes the price on a commercial door repair
We can't quote your door from a web page. The price depends on the door, the fault, parts, and access. Here's what to ask before you authorize work.
Ask which kind of number you are being given — a call-out or diagnostic charge, a "starting at" figure, a scoped fixed price, an estimate that can move, or a committed final quote. Then ask what is included: parts, labor, travel, disposal, and any permit or inspection work.
The drivers on this equipment:
- Door size and gauge, and whether sections are insulated.
- Counterbalance condition, and whether springs are being rebuilt or replaced. Spring cycle life is a real design factor, not a warranty term, and it varies with how the door is used.
- Operator type, and whether controls and entrapment devices go with it.
- Whether a section is repairable or has to be replaced, and whether that profile is still made.
- Impact damage that also bent track, brackets or the header.
- Coastal exposure. Corrosion on track hardware, fasteners and cables can add parts to the job; the actual condition matters more than the facility's distance from the coast.
- Access, and whether the bay can only be worked outside production hours.
Repair or replace?
Repair usually wins when one or two sections are damaged on an otherwise true door, when hardware has simply worn out, or when an operator is at end of life on a sound door.
Replacement starts making sense when the track, header or brackets are no longer true after an impact; when several sections are damaged on an older door whose profile is no longer available; when the counterbalance and the door are reaching end of cycle life together; or when the opening's required design pressure or rating has changed. What Savannah permit and licensing questions should you ask?
None of this decides whether a rule applies to your door. The provider and the issuing office confirm that for your address and scope. These are the questions worth asking first.
"Is the company licensed?" Georgia's state licensing board lists traditional specialty contractors — including automatic doors, overhead doors, and sliding and coiling doors — who do not need a residential or general contractor license for work inside their specialty. The same policy expressly keeps separately regulated trades and all applicable codes in force. That exemption does not settle the credentials needed for other work in the job (Georgia Secretary of State, list revised 03/06/20, checked September 19, 2026).
"Then who is doing the electrical work?" Ask which license covers the actual electrical scope, and check the responsible license holder at the state license search.
"Do we need a permit?" It depends on which authority covers the parcel. Unincorporated Chatham County lists door and window replacements among work that requires a permit (Chatham County Building Safety, checked September 19, 2026). The City of Savannah takes commercial building permit packages through its eTRAC system (City of Savannah, checked September 19, 2026). A routine adjustment and a full replacement are not the same task — ask about the actual scope.
"Is the building in a historic district?" The City of Savannah's commercial permit process identifies special districts where an additional design-review application is required. Ask the Historic Preservation Office whether the address and exact repair or replacement require review before ordering a different design or material. A repair described as "like for like" is still a scope question for that office.
"Are we in a flood zone, and does this count as a substantial improvement?" My door opens fine but won't close. Is it the sensors?
It can be the sensors, the controls or a mechanical problem. Where the operator uses monitored entrapment protection, a faulted or misaligned device can stop the door closing. Replacing both eyes and the wall button before anyone has looked at the door is how people spend real money and still have a door that won't close. Report the behavior and let it be diagnosed.
Do you repair the operator as well as the door?
It is the same call. On commercial equipment the operator, its controls and its safety devices are part of the door system, and a provider looks at the whole thing rather than treating the motor as a separate appliance.
A forklift hit the door. Can one section be replaced, or does the whole door go?
