Keep people and forklifts clear. Don't force the door, and don't keep cycling the operator to see if it catches — that's how a slipped cable becomes a destroyed panel. Operators, controls and sensors
The operator is the motor and drive that runs the door, plus the switches and safety devices wired to it. A door problem and an operator problem look the same from the floor, which is why the two get assessed together.
What sits in this category: jackshaft, trolley and hoist operators; push-button stations and pull cords; photo-eyes and safety edges; travel limits; and any interlock tying the door to dock equipment. What to report: whether the motor makes noise, whether the door moves at all, whether a wall station lights up, and whether anything changed recently — a new sensor, a power event, a truck that hit the wall.
Two things to ask a provider about operator work. First, whether the replacement operator and its entrapment-protection devices are the right match for this door and how that gets verified after the work. Second, who is doing the wiring. In Oregon, making an electrical installation requires an electrical contractor's licence and a supervising or journeyman electrician under ORS 479.620 — a CCB number alone doesn't cover it. In Washington, it takes an L&I electrical contractor licence under RCW 19.28.

Repair or replace. Reasonable rules of thumb, not a formula: a single damaged panel on an otherwise sound door is usually a repair. Repeated impacts at the same bay start pointing at replacement, or at bollards and guards so the next trailer doesn't do it again. Frame or jamb damage moves the job out of "swap a part." An operator that keeps failing on a sound door is an operator conversation, not a door one. Nobody can settle this from a description — the provider decides on site, and you can ask what the recommendation is based on. Portland-area rules that touch a commercial door
Three things are worth checking before you authorize work on a commercial door in this metro.
Who can contract for it. In Oregon, a current CCB licence with the right endorsement is required for construction work (ORS 701.021). The endorsement is tied to the building — and per the CCB's endorsement chart, a "small commercial structure" can be a building of 10,000 square feet or less and no more than 20 feet high, a leased unit of 12,000 square feet or less, or a structure of any size where the whole contract price is $250,000 or less. So ask for the CCB number and the endorsement rather than assuming. In Washington, contractors are registered with L&I under RCW 18.27 instead — a different system, and not interchangeable with Oregon's.
Who can do the wiring. Separate licence in both states, as above. If you're in a plant that already runs a master electrical permit under ORS 479.540, say so on the call.
Permit or minor label. A repair is usually not the same scope as a replacement, and a replacement that changes the opening is different again. Oregon's minor label program lets licensed contractors use low-cost state permits for work that fits inside the label's scope; anything beyond it needs a full permit from the local building department. Inside Portland, that's Portland Permitting & Development. In Hillsboro, the city's own permit page says a building permit is required to "repair, renovate or demolish any building or structure," and that removing part of a structure counts as an alteration — worth knowing if the opening itself is changing. Commercial garage door questions in Portland
Is a commercial garage door the same as a warehouse or bay door?
Usually, yes. Warehouse door, bay door, dock door, drive-in door and commercial garage door are all names people use for a sectional door on tracks. The word doesn't change the repair. What changes it is whether the door is panels on tracks or a curtain that coils — and if it's a curtain, the roll-up door page is the right one.
The spring broke — can we open the door by hand until someone comes?
No, and please don't try. A broken torsion spring can leave the door poorly counterbalanced, unexpectedly heavy or unstable. Leave it where it is, keep people clear, follow your facility's established process for taking the bay out of use, and say "broken spring" on the call if that is what you observed.
Can you match a damaged panel, or do we need a whole new door?
It depends on the door's age, the profile, the finish and whether the sections above and below took damage too. Single-panel replacement is common and often the right answer. Ask the provider what the recommendation is based on, and ask whether the track and rollers got checked at the same time.
