Why springs and cables are a job for a qualified provider
Most commercial overhead doors are balanced by torsion springs. They're wound tight on a steel bar above the door and hold most of its weight. Cables run from drums on that bar to the bottom corners of the door.
When a spring or cable fails, that stored force can release without warning. A qualified provider has the right tools and training to take the tension off safely and replace the parts. That's why this page tells you what to report, not how to fix it.
Openers, controls and safety sensors
The opener (also called an operator) is the motor that raises and lowers the door. Commercial doors often use a jackshaft opener mounted beside the door, a trolley opener that runs along the ceiling, or a hoist opener that can also be run by chain. Photo eyes (a light beam across the opening) and a safety edge on the bottom of the door stop and reverse it if something is in the way.
UL 325 is the safety standard for door openers. DASMA, the door and access systems manufacturers' association, recommends testing photo eyes every month and mounting the beam no higher than 6 inches above the floor. A qualified provider checks these during a repair or maintenance visit.
