What's the door doing?
A plain description of the behaviour is worth more than a guess at the part. The second column is what a qualified provider is likely to look at — not a diagnosis, and not something to check yourself.

Whatever the row: keep people and powered equipment clear, do not force the door, do not cycle the operator again to see if it does it twice, and use your facility's own process for taking that bay out of service.
Springs, cables and counterbalance — why nobody on your crew should touch these
A commercial sectional door is heavy. A torsion spring — the tightly wound spring on a shaft above the opening — stores the energy that makes the door feel light. When it breaks, the door's weight is suddenly on the cables, the operator and whatever is holding it at that moment.
That is why a broken spring is not a maintenance job. Winding, unwinding, releasing or replacing one takes specific tools and training, and getting it wrong causes serious injuries. A cable that has slipped off its drum does the same thing more quietly — the door hangs crooked and the load goes somewhere it wasn't designed to go.
What a qualified provider looks at: spring condition and cycle wear, cable condition and seating, drum alignment, the shaft and bearings, and whether the door is still balanced. What you do: report the bang, the crooked hang or the snapped cable, keep people clear, and leave it where it is.
This is also the answer to "commercial garage door spring replacement." It is a real, routine repair for a company that does it every day, and it is never a DIY item.
Operators, controls and sensors
A commercial opener or operator and its door get assessed together. A door that won't close can have a mechanical, control, power or protective-device problem; the symptom does not identify the failed part.
Here is a piece worth knowing. DASMA Technical Data Sheet 382 explains the UL 325 provisions for vehicular commercial door operators manufactured after August 2010: operation is limited to constant-pressure-to-close or uses compatible, monitored external entrapment protection. Automatic closing modes are not the same as a constant-pressure-only configuration. External protection can use an edge sensor, a photoelectric sensor or a light curtain; DASMA specifies that the photoelectric beam used for this protection is no higher than six inches above the floor. The qualified provider checks the operator, controls and protective devices as a compatible system.
A door that suddenly stops closing automatically needs assessment. Report the changed behaviour and any message already visible from a safe position. Do not hold a button, defeat a sensor or keep cycling a damaged door to work around the fault.

One boundary. C-10 — Electrical covers electrical wiring and equipment; D-28 includes low-voltage door hardware. Ask which classification authorizes any line-voltage or circuit work in this scope.

Ask which kind of number you're being given. A call-out or diagnostic fee buys the look. A starting price is a floor. A scoped fixed price covers a named job with named parts. An estimate is a guess before anyone has the door apart. Confirm the written scope, price, conditions and how changes require approval.
Repair or replace? The factors that actually decide it: how many sections are damaged, the condition of the track and jambs, how the door now hangs, the age of the door against its cycle life, whether the operator is still supported, and whether the panel profile is still manufactured. Local rules that touch this door
The licence. CSLB D-28 — Doors, Gates and Activating Devices covers a contractor who installs, modifies or repairs all types of residential, commercial or industrial doors, including overhead assemblies. Worth knowing if your bay also has a leveler: CSLB D-21 — Machinery and Pumps is the classification whose scope names dock levelers. Two pieces of equipment in one bay can be two licence questions. More on that on the Ontario dock and door hub page.
The permit. Ask about the actual work: a component repair, door assembly replacement, new operator, new circuit or changed opening. A like-for-like description does not establish an exemption. The code edition. The 2025 California Building Standards Code took effect 1 January 2026. The building department confirms the applicable edition and amendments for this permit and scope, including any replacement door's design pressures and supporting documentation.

Commercial garage door questions
My commercial garage door won't close and the opener just clicks. Is it broken?
The clicking does not identify the cause. A qualified provider may assess the power supply, operator, door movement and compatible protective devices. Report the clicking and whether the door moves at all; do not bypass a sensor or repeatedly try to close it.
Can you replace just one damaged panel?
Sometimes. It depends on whether the section profile is still made, how badly the track and rollers were hit at the same time, and how the door hangs now. Ask for the repair and replacement findings: compatible parts, damaged tracks or supports, remaining condition and the written scope.
Is my warehouse door the same thing as a garage door?
If it's made of horizontal panels that run up and over on tracks, yes — it is a sectional door; size and cycle rating depend on the model and application. If it's a curtain of steel slats coiling around a barrel, that's a roll-up door instead.
How often should commercial door safety sensors be tested?
DASMA recommends monthly photoelectric-sensor testing, following the operator manufacturer's instructions and using trained personnel. Put those checks in an agreed scope rather than improvising them during a breakdown—see commercial garage door maintenance.
