Is this a commercial overhead door, or something else?
A sectional overhead door is built from hinged panels that travel up tracks, then overhead or vertically above the opening. It can close a loading-dock opening, a warehouse drive-in opening, or a commercial service bay — "dock door" describes where a door is and what it does, not how it's built.
That matters because the repair is different for each mechanism. Here is how to tell yours apart.
| What you see | What it is | Where it gets fixed |
|---|---|---|
| Hinged panels in sections, riding tracks above the opening | Sectional overhead door | This page |
| One flat curtain of slats or sheet metal coiling onto a barrel above the opening | Roll-up, coiling or rolling-steel door | Roll-up and rolling-steel door repair |
| A fast fabric or rigid door at an interior or exterior opening, sometimes on a temperature boundary | High-speed door | High-speed door repair |
| A coiling door identified as fire-rated in its label or building records; it may have an alarm connection | Rolling fire door | Rolling fire door repair |
| The steel deck and hinged lip in the dock floor under the door | Dock leveler | Dock leveler repair |
A warehouse door, industrial door or bay door can be sectional. For identification, commercial sectional-door makers include Overhead Door, Clopay, Wayne Dalton and Raynor. Share a name or model only if already known or safely visible; these are examples, not dealer affiliations or a promise to service every brand.
If the door works fine and the problem is under it, you want the leveler page. If the door and the deck both stopped, say so — that's one call, two machines.
What to report when the door won't open or close
Describe what the door is doing. Don't try to name the failed part. One stuck door can come from the counterbalance, the tracks, the hardware, the operator, or a protective device, and telling them apart takes hands on the equipment.
| What you can see | What a qualified provider checks | How to report it |
|---|---|---|
| Door stopped partway and won't move either direction | Door assembly, counterbalance, tracks, rollers, operator, protective devices | Which opening, and roughly where it stopped |
| Door is crooked, one side higher than the other | Counterbalance and lift cables, tracks, hardware | That it's out of level. Don't try to even it up. |
| A panel is bent or a section is punched in after a hit | Panels, tracks, mounting, connected hardware | Bay number and that it was struck |
| Loud bang, then the door was too heavy to move | Counterbalance assembly | Exactly that. Nothing else. Keep everyone away from it. |
| Operator runs, door doesn't move | Door travel path, drive, controls | What you heard and whether the door moved at all |
| Door starts down, then reverses on its own | Door travel, protective devices, controls | The behavior and whether anything is in the opening |
| Door drifts down after you open it | Counterbalance and hardware | That it doesn't stay up. Take the bay out of use. |
Two words about springs. A torsion spring is a coiled spring on a shaft that counterbalances the door. A broken spring changes that balance; other parts may still hold stored energy. Commercial garage door spring replacement requires the correct components and qualified handling. Nobody on your staff should be adjusting, winding, releasing or "just having a look at" a counterbalance system.
If the door is in an unsafe condition: keep people and equipment clear, don't force it or keep cycling the operator, and take the bay out of use through your facility's established process. Don't approach, move, reset or inspect the door yourself.
Need emergency commercial garage door repair in Reno?
Call (385) 325-7138 and say what the opening is doing right now: stuck open, stuck closed, or unsafe to operate. Those three describe three different problems.
Stuck open is a building-security and weather problem before it is a repair problem. Say it first, and say whether stock, vehicles or equipment are exposed.
Stuck closed is an access problem — trucks can't get in, product can't get out. Say whether you have another usable opening, because that changes how urgent this is for you.
Unsafe to operate — a broken spring, a door that drifts, a door that reverses unpredictably — means the bay comes out of service through your facility's process and stays out until someone qualified has looked at it. Don't keep running it "carefully."
We don't dispatch trucks and we can't promise an arrival window. The independent provider confirms whether it can take the job at your address and when. What we can tell you is that leading with the disruption gets you a more useful first conversation than leading with the history of the door.
If the door is stuck open, say so first.
What the repair usually involves
Commercial sectional doors fail in a fairly small number of places, and the scope of the job depends on which one and on what else moved when it went.
Springs and cables. The counterbalance system. Replacement is common; matching it to the door's weight and cycle demand is the part that takes judgment.
Tracks, rollers and hinges. Bent track from a forklift strike, worn rollers, cracked hinges. Impact damage frequently runs past the piece you can see from the floor.
Panels and sections. Individual panel replacement is sometimes possible and sometimes not, depending on the model, the age, and whether the section is still made. Ask.
Weatherseal and bottom astragal. A failed bottom seal leaves a gap for weather and debris. Ask whether the proposal includes the correct seal and checks the door’s fit at the floor.
Operators, controls and protective devices — see below.
Commercial openers, operators, controls and sensors
The door and the operator are two systems bolted together, and a fault in one looks a lot like a fault in the other from the floor.
Ask the provider to be explicit about which one they’re proposing to work on. Ask separately about electrical scope: a door classification can include appurtenant controls, but that does not make every supply-circuit or wiring change door-mechanical work. Confirm who will handle any new circuit or changed wiring and which Nevada classification authorizes that scope. NAC 624
No one should be bypassing, taping over, or disabling a protective device to get a door to close. Report the observed behavior; the provider checks the cause and whether the protective devices are compatible with the operator.
What happens when you call
- You call (385) 325-7138 and describe the facility location and what the door is doing.
- Calls may be shared with an independent commercial dock-and-door repair company.
- That provider confirms the address, the scope, availability, pricing, scheduling, and its own work and warranty terms.
Example of what to say: "The overhead door at our Reno service bay is stuck halfway open, and I can give you the address."
Example wording only — not a real job.
If you reach voicemail, leave the facility address, the door or dock number if known, what's wrong, and a callback number.
Useful on the call, but never required
Report what you already know or can observe from a safe place. Do not operate failed equipment or approach it to fill in these details.
Have it if you already have it. Don't go get it.
- The door or bay number
- Whether the opening is currently exposed
- Whether the door was hit, and by what
- Any door or operator nameplate already in a maintenance file
- Who can authorize a repair charge
You can call without a model, a photo, a measurement or an equipment name. Never approach a damaged door or a broken spring to get one.
What changes the price — and when replacement enters the conversation
We can't quote your exact repair from a web page. The price depends on the equipment, the fault, parts, and access. Here's what to ask before you authorize work.
| Cost driver | Repair question | When it becomes a replacement conversation |
|---|---|---|
| Door size, weight and construction | Which door and which components are in the proposal? | A door that's out of production may not have replaceable sections |
| What actually failed | What did you find, and does the price cover it? | Repeated failures in the same system |
| Related damage | Does the proposal include the parts that moved when it went? | Impact damage across the track, jamb and panels |
| Operator and protective devices | Are you working on the door, the operator, or both? | An obsolete operator with no compatible protection available |
| Parts availability | On the truck, or a return visit? | Long-lead parts on an old assembly |
| Access and timing | What site access do you need from us? | — |
| Electrical scope | Who handles wiring, and is it priced separately? | New power for a new operator |
If the answer starts pointing at a new assembly, that's a project with its own scope — permits, electrical, removal, rating documents. It belongs on the commercial garage door installation and replacement page, not tacked onto a repair invoice.
Age alone does not settle repair versus replacement. Ask about the assembly’s condition, suitable parts, recurring faults and whether the door still fits the opening’s use.
Call and ask how the visit and the repair would be priced.
Local checks before you authorize commercial door work
Check the company’s licence against the actual job scope, then confirm any permit requirements with the office responsible for the facility address.
| Before you authorize | What to verify | Where |
|---|---|---|
| Mechanical scope | Nevada licenses overhead door work under classification C-3d, Overhead Doors (NAC 624.210). Ask for the licence number and check it. | Nevada State Contractors Board · NAC 624 |
| Electrical scope | A new circuit or changed wiring is electrical contracting work and is licensed separately. Ask who is doing it. | NAC 624 |
| Permit jurisdiction | A Reno or Sparks mailing address is not a Reno or Sparks parcel. Reno, Sparks and Washoe County all file through the same ONE portal but are different reviewing agencies. | onenv.us · Reno · Sparks · Washoe County |
| Replacement assemblies | The Northern Nevada amendments include location-specific wind provisions; exterior replacement assemblies and changed rated components or anchorage need the applicable design criteria and documentation. Ask your building department what criteria apply to the opening. | Your building department |
| Fire-rated openings | A labeled fire door is a different scope with inspection and records attached. | Rolling fire door repair |
Facilities outside Reno city limits: Spanish Springs and other unincorporated Truckee Meadows addresses go to Washoe County; Fernley has its own city building department; Tahoe Reno Industrial Center is Storey County. The service area page maps all of it.
What's in scope, and what isn't
Commercial loading-dock equipment and building-mounted commercial doors only. Not residential garage doors, boat docks or lifts, truck or trailer cargo doors, pedestrian storefront or automatic-entry doors, glass or hollow-metal walk-through doors and their locks or closers, parts-only orders, or structural concrete, pit or slab work.
On this page specifically: sectional overhead doors and their hardware, operators and controls. Coiling mechanisms go to roll-up and rolling-steel repair. High-speed doors go to high-speed door repair. Fire-rated assemblies go to rolling fire door repair. New assemblies go to installation and replacement.
Questions before you call
Can a door at a loading dock also be a commercial overhead door?
Yes. "Dock" describes the opening's use. "Sectional overhead" describes the mechanism. A sectional door at a dock-high bay is repaired on this page; if the deck or lip underneath it failed, that's the leveler.
The spring is broken. Can we lift the door by hand to get a truck out?
No. Keep people clear and take the bay out of use through your facility's process. A failed counterbalance can leave the door dangerously unbalanced, while remaining components may still hold stored energy. Get someone qualified on it.
The operator hums but nothing moves. Is that a new motor?
Not necessarily, and that's the point of having someone look. That symptom can come from the door binding, the drive, or the controls. Describe what you heard; let the provider determine the fault.
Can one panel be replaced instead of the whole door?
Sometimes. It depends on the model, the age, whether the section is still manufactured, and whether the impact moved anything else. Ask specifically — "can this section be replaced, and is it available?" — rather than accepting "it's too old" as an answer.
