Springs and cables are the part we will not talk you through. Torsion springs and the cables that transfer their load hold serious stored energy. Same goes for anything electrical on the operator. Keep people clear, do not force the door, do not cycle the operator to see if it will go, and take the bay out of use through whatever process your facility already uses. Operators, controls and sensors
Yes, commercial opener or operator problems belong here. The operator and the door are one system, and a symptom at the operator does not by itself say which component failed.
Worth mentioning if you know it: whether it is a jackshaft operator beside the door or a trolley unit hanging above it, whether you have photo-eyes across the opening, whether there is a safety edge on the bottom bar, whether the door is on a timer or tied to any interlock, and whether the fault started after a power event.
One Utah licensing check. A B100 General Building Contractor licence in Utah covers the specialty scopes with a listed set of exceptions — and it excludes electrical work. Electrical is a separate classification, E200 (Utah Admin. Code R156-55a-301, checked September 17, 2026). Even on a small job under the state's licensing exemption, electrical work has to be done by a licensed electrical contractor where the project involves an electrical system (Utah Code § 58-55-305(1)(h)(ii)(A)). "Who is doing the electrical part?" is a fair question on any operator job.
Have the qualified provider confirm what entrapment protection the actual operator needs. Do not bypass a sensor to get the door moving again.

What affects the price
We can't quote your exact door repair from a web page. The price depends on the door, the fault, parts, and access. Here's what to ask before you authorize work.
First, find out which kind of number you are being quoted. A call-out or diagnostic fee is a charge to come look. A starting price is the cheapest version of that job. A scoped fixed price is a set number for named work on named parts. An estimate is a best guess before the door is opened up. A final quote is a committed price for a defined scope. Ask which one you have, and ask what it includes.
Then: does the diagnostic come off the repair? Is travel separate? Is there a different after-hours rate, and what counts as after hours for that company? Before you approve the repair itself, ask what the estimate covers and how additional work gets authorized if they find more once the door is open.

Repair it, or replace it?
Neither answer is automatically right. Compare condition, available parts, actual use and the complete scope — not a percentage alone.
- How far the damage runs. A damaged bottom panel may be replaceable if compatible parts exist and the rest of the assembly is sound. A door that took a trailer across three panels and bent the track is a different conversation.
- Whether parts still exist. Older doors reach a point where panels and hardware are hard to source.
- How many times you have already fixed it. Track the repairs. Ask whether they share a cause that has not been resolved.
- Cycles versus duty rating. Compare actual use with the manufacturer's door, counterbalance and operator ratings. These are not all expressed the same way.
- Whether the opening or the rating has to change. If yes, you are in a replacement project with a permit question attached.

Utah rules that affect this door
Who can do the work. Check the business's active licence and classification in the DOPL lookup under "Verify a License." Utah contractor numbers end in -5501, and the Classifications section of the record is the part that matters. The classification whose written scope lists "garage doors, doors" is S220 – Carpentry and Flooring Contractor (R156-55a-301, Table 1). Whether that classification covers your specific job is for DOPL and the company to confirm.
Electrical is separate. B100 excludes electrical work; E200 is the electrical classification. Ask who is authorized for new operator power, circuits or building wiring.
Permits. Ask the building official about the proposed work. Salt Lake City Code 18.20.010 requires a permit to alter, repair or improve a building and writes in no door exemption, and Salt Lake City publishes a Window & Door Schedule form required for window or door permits. The city's permits FAQ also states a contractor is needed on any commercial project. Changes to the opening, structural supports, required fire protection or wiring need particular attention.

In everyday use, yes — people use both names for the same doors, and this page covers both. "Overhead" describes how it opens; "garage" is what most people call it. What actually matters is the mechanism: hinged sections traveling in tracks versus a curtain that coils.
My door closes and then reverses. What does that usually mean?
Reversal alone does not identify the cause. A qualified provider checks the door's movement, photo-eyes, safety edge, limits and controls together. Keep people clear, and do not bypass a safety device or keep cycling a damaged door.
Can a bent panel be repaired, or does the whole door have to go?
Often a single panel can be replaced without touching the rest of the door, if the same panel is still available and the track and hardware came through the impact intact. Once the damage runs across several panels or the track is bent, the economics change fast. Get the damage assessed before you assume either answer.
Does replacing a commercial door in Salt Lake City need a permit?
