Is this the right page for your door?
If your door is made of hinged panels that travel in tracks, that is a sectional door and this is the page. Standard-lift tracks turn back under the ceiling; high-lift and vertical-lift layouts use more space above the opening. A sectional door might be called a commercial garage door, an overhead door, a dock bay door or a warehouse door. Same mechanism, different words.
Three doors that are not this one:

Springs, cables, counterbalances and operator wiring are the parts we will not talk you through. Keep people and vehicles clear of the opening. Do not force the door. Do not keep cycling it. Take the bay out of use through your facility's normal process. A qualified provider inspects those systems.
Operators, controls and safety devices
A commercial opener, or door operator, must be matched to the door and its application. Wall-mounted stations, remote controls and constant-pressure closing are different control arrangements, not interchangeable symptoms. Four things worth naming on a call: what the control station looks like, whether the door reverses or simply stops, whether a safety-device issue has already been observed, and whether anything recently changed on that bay. UL explains why constant-pressure closing can be a designed mode or a restriction when monitored protection is not functioning.
Door and gate operators are covered by the UL 325 safety standard, and DASMA publishes technical data sheets on commercial operator installation and entrapment protection. Which provisions apply to your equipment is a question for the provider and the manufacturer's own documentation.

In scope. Building-mounted commercial sectional and overhead doors at warehouses, distribution centers, manufacturing plants, cold storage, food and beverage facilities, auto-service bays, fleet garages, workshops, commercial self-storage and other commercial buildings. What affects the price

First, find out which kind of number you are being given. A call-out or diagnostic fee is a charge to come look at it — ask whether it comes off the repair and whether travel is separate. A starting price is the cheapest version of that job — ask what is in it and what pushes it up. A scoped fixed price covers named work on named parts — ask what happens if they open it up and find more. An estimate is a best guess before the door is opened. A final quote is a committed price for a defined scope — ask what is excluded and how extra work gets authorized.
A company that publishes prices is not hiding something. Check the equipment, work and exclusions included in any published price before applying it to your door.

Repair it, or replace it?
One damaged bottom panel may be replaceable if compatible parts exist and the rest of the assembly came through intact. A door that took a trailer across three panels and bent the track is a different conversation. Ask about parts availability on your model, how many times this door has already been fixed and whether those repairs share a cause, and whether actual daily cycles have outrun what the door, counterbalance and operator were rated for.

The Minnesota rules that touch commercial door work
The licence that names garage doors — and the commercial registration check
Minn. Stat. § 326B.802 names "garage doors and openers" among residential construction special skills. Its one- to four-family definition describes a residential building, not the whole chapter's reach. Do not use that definition to conclude a commercial company needs no registration or trade licence.
A Minnesota residential contractor licence is not the commercial credential to look for. DLI says commercial construction contractors must register unless an applicable exemption applies, such as holding the relevant DLI licence. Registration is not permission to perform work that requires a trade licence. Check the company's legal name in DLI's licence and registration lookup and ask which registration, trade licence and local requirements apply to the actual scope (DLI construction contractor registration).
Electrical is the part that is licensed
New or changed fixed operator wiring needs a separate electrical-scope check: who is licensed for it, who files any required permit, and who inspects it. Minor repair and maintenance have specific inspection exceptions (DLI guidance). DLI's permit instructions say to use the actual address to find state or municipal inspection authority. Minnesota uses the 2026 NEC for permits filed on or after August 17, 2026 (DLI codes and standards).

Permits: one code, different counters
The State Building Code applies statewide and supersedes municipal building codes (Minn. Stat. § 326B.121). The office, the fee and the review time are what change across a city line.
Two local specifics worth knowing. Minneapolis's "Exterior windows and doors" permit handout is a Residential Code bulletin and says so — it is about houses, not your building; commercial work runs through Minneapolis Development Review. And in St. Paul, doors are not on the Contractor Express permit list — windows are — so ask DSI which application and plan review the actual commercial replacement needs (Saint Paul DSI).

What's the difference between a commercial garage door and a residential one?
Application, construction, cycle rating and the operator. Commercial doors can differ substantially in size and duty, but not every commercial sectional is larger or runs hundreds of cycles a day. The provider needs the actual door, counterbalance and operator specifications; do not assume residential parts or an opener are compatible.
My door only closes when I hold the button down. Is it broken?
Not necessarily. Constant-pressure closing can be the intended control mode; it can also be a restriction when monitored entrapment protection is not functioning. Report whether this is a change from how the door normally worked and let a qualified provider check the model and its instructions. Do not tape, block or bypass a safety device (UL commercial-operator guidance).
Can one damaged panel be replaced, or does the whole door go?
Sometimes just the panel. It depends on whether compatible panels are still made for your door, how far the impact ran into the track and hardware, and how the replacement will match. Ask the provider to look at the panels either side of the damaged one and at the track behind it before pricing a single-panel repair.
Do I need a permit to replace a commercial overhead door in the Twin Cities?
Ask the building official for your parcel. St. Paul names remodeling or repairing a commercial structure as a permit trigger and does not allow doors on its express list. Minneapolis routes commercial work through Development Review, and the residential windows-and-doors handout you may find first does not apply to your building. The office and your provider confirm what your scope needs.
