Is this the right door?

What usually fails on a commercial sectional door
Commercial sectional doors have recognizable trouble spots: the counterbalance system, the track and roller system, and the operator. You do not need to work out which one before calling — describing the behavior is enough.
A word on two terms that come up constantly. A torsion spring is the wound steel spring mounted on a shaft above the door opening; it helps counterbalance the door's weight so the operator or a person can move the door. A counterbalance system means that spring plus the cables, drums and shaft that transfer its force to the door. When that system fails, the door can become dangerously heavy or uneven.

Never work on springs, cables, counterbalance assemblies or door wiring yourself, and do not let untrained staff do it. DASMA, the door industry's manufacturers association, warns that counterbalance components remain under extreme spring tension and improper repairs can cause severe injury or death (DASMA TDS 270). Operators, controls and sensors
A powered commercial door is two systems that can each fail on their own: the door and its counterbalance, and the operator with its controls and protective devices. A door that will not run can have a mechanical bind or an operator fault, which is why "the opener is broken" is worth reporting as a behavior instead of a diagnosis.
Commercial door operators and their entrapment-protection devices are covered by ANSI/CAN/UL 325, Door, Drapery, Gate, Louver, and Window Operators and Systems, currently in its seventh edition with revisions through September 15, 2025. Its scope covers electric operators rated 600 V or less in ordinary locations, complete assemblies with integrated operators, and related accessories including external entrapment protection devices (UL Standards & Engagement). What that means for you in practice: the provider needs to match protective devices to the operator and its listing, and swapping in whatever sensor is on the shelf is not the same as restoring it.
Useful to report: whether the door runs from a wall station, a remote, a pull cord or a motion sensor; whether anything was recently changed at the panel; whether a breaker trips; and whether photo eyes or a safety edge are visibly damaged or hanging. Do not open control panels, bypass sensors, or tape over a photo eye to get a door moving.
When electrical work enters the picture, so does a second permit question. Inside the City of Pittsburgh, a PLI Electrical Trade License is required for electrical permits (PLI permit issuance). A company that can repair the door mechanically does not automatically hold that. If a quote includes a new operator, new wiring or a new power supply, ask who handles that trade permit and its inspection.

Code § 403.42 allows emergency equipment repair or replacement to begin before the permit application is filed, as long as the application follows within three business days. Know which number you are holding. A call-out or diagnostic fee pays for the visit and assessment; ask whether it credits against the repair. A starting price (advertised as "from") is a floor, not your price. A scoped fixed price covers named work only — ask what happens if the track turns out to be bent too. An estimate is an anticipated cost. A quote states a price for a scope — read its terms and exclusions.
Worth asking outright: Is the diagnostic fee separate and is it credited? Does this cover the full repair or just the first visit? Are springs being replaced in pairs? What cycle rating are the new springs? Are parts included or billed separately? Are there after-hours rates, and when do they start? What is the lead time if a panel has to be ordered, and can the bay be used meanwhile?

Repair it, or replace it?
Commercial sectional doors have replaceable panels, springs, rollers, tracks and operators. A sound frame and available parts make repair a practical option.
Replacement moves up the list when several panels are damaged and the door is an obsolete profile; the track, frame or opening has been bent by repeated impact; the door is badly undersized or underspecified for the traffic it now takes; insulation has failed across the door and the bay is conditioned; or the same failure keeps returning because the door was never right for the duty cycle.
One honest caution about cycle life. ANSI/DASMA 102, Specifications for Sectional Doors, directs cycle-life testing, when performed, to ANSI/DASMA 109. A door specified for light use can wear through components quickly on a busy bay. If you are on your third spring in two years, the question to ask is not "what broke" but "what is this door rated for."

Common questions
Is a commercial garage door the same as an overhead door?
Often — both names are used for commercial sectional doors. "Overhead" is broader, so describe whether the door has hinged panels on tracks or a curtain that coils above the opening. Hinged sectional doors are handled here; coiling and roll-up doors have their own page.
My door is stuck open. Can we close it by hand until someone comes?
Do not try. A door that will not run under power has an unresolved fault, and forcing it by hand — especially with a broken spring or cable — can set a dangerously unbalanced door in motion. Keep people clear of the opening, leave it where it is, and take the bay out of service through your normal process.
Do you replace springs in pairs?
That is the provider's call, not ours, but it is worth asking. Springs installed together have shared the same operating cycles; ask the provider to assess the whole spring set. Ask what cycle rating the replacements carry and whether they are matched to your door's actual duty.
The opener hums but the door won't move. Is the motor dead?
