Is this maintenance, or a repair?
Maintenance is for equipment that still works: a planned visit to inspect, adjust and service it before it fails. If something is already stuck, broken or damaged, report it as a repair so it gets handled first.
| Where things stand | What you need | Where to go |
|---|---|---|
| Doors work; you want them checked on a schedule | Planned maintenance | This page |
| A door is stuck, off track or hit | Repair | Overhead door repair or roll-up repair |
| Levelers work but haven't been serviced | Planned dock maintenance | This page, plus dock levelers |
| Fire doors are due for their yearly test | Rated-door inspection and drop test | Rolling fire door inspection |
| You want new doors | Installation | Commercial door installation |
Nameplates from your records, like an Overhead Door, Raynor or Clopay sectional, or a Rite-Hite, Kelley, Blue Giant or Poweramp leveler, make a good asset list. You don't need them to call.

What should a commercial door maintenance plan include?
A useful plan names the equipment, what gets checked, who does what, how often, and what you get in writing. Watch out for a generic "tune-up." The company proposes the actual schedule based on your doors, your traffic and the manufacturers' instructions.
| Item | Who handles it | Why it matters |
|---|---|---|
| Walk-by visual check for damage, gaps and noise | Facility staff, from a safe distance | Catches problems early without touching the equipment |
| Springs, cables and the counterbalance system | Provider only | Stored tension; a trained-technician job |
| Operator, limits and controls | Provider | Keeps the door stopping and reversing correctly |
| Photo eyes and safety edges | Provider checks them; ask what your staff should watch for | Safety devices are part of the operator system |
| Rollers, hinges, tracks and lubrication | Provider, following the door maker's instructions | Wear builds with every cycle |
| Weather seals and bottom seals | Provider | Heat loss and water at the door |
| Rolling fire doors | Trained technician, at least yearly (DASMA TDS 271) | Separate test with records → fire door page |
Servicing machines where stored energy could injure someone falls under OSHA's lockout rule (29 CFR 1910.147). That's one reason the hands-on work belongs to the provider.
How often should commercial doors be serviced?
It depends on how many times a day each door cycles, the environment, and what the manufacturer says. A dock door that runs all shift wears faster than a shop door opened twice a day. Ask the provider to base the schedule on your actual use and put it in writing. We don't set a one-size interval here.
Our maintenance checklist research compares published intervals and where they come from.
Adding the dock to the same visit
Dock levelers, trailer restraints, seals, shelters and bumpers can be scheduled on the same visit. List them as separate line items so nothing gets skipped.
- Dock levelers: hydraulic, mechanical and air units each have their own service needs → dock levelers
- Trailer restraints and lights → restraints & dock locks
- Seals, shelters, bumpers and dock lights → dock equipment
- Portable plates and boards: check the rating label is still readable → plates & boards

You can call without any of this. See how Uptime works and about Uptime.
What affects the cost of a maintenance plan?
Uptime doesn't sell or price maintenance plans. The independent company decides what it will cover, how often, and for how much. Here's what to ask it to spell out.
| Cost factor | What to ask |
|---|---|
| Number and type of doors and docks | "Is it priced per door, per visit, or per year?" |
| Visit frequency | "How did you set the schedule?" |
| Labor and parts | "Are parts included, or quoted separately?" |
| Repairs found during a visit | "Will you quote repairs before doing them?" |
| After-hours visits | "Is off-shift service available, and at what rate?" |
| Fire door tests | "Are rolling fire door tests included or separate?" |
| Records | "What report do we get after each visit?" |
Ask these on the call.
Idaho checks for maintenance work
Facts checked: September 23, 2026. The provider and the issuing office decide what applies to your job.
- Registration. Idaho contractors register with the state (§ 54-5204). Check a number on DOPL's search.
- Electrical. Ask whether the work includes electrical work and who buys the permit. Idaho's like-for-like exemption covers only a facility's own employed maintenance electrician on its premises, not an outside company (§ 54-1016).
- Fire doors. Maintenance doesn't replace the yearly rolling fire door test. That's a separate inspection; DASMA advises keeping periodic records at least three years (TDS 299).
Where in the Treasure Valley?
We take calls about planned door and dock service in Boise, Nampa, Meridian, Caldwell and across Ada, Canyon, Gem, Boise and Owyhee counties. The independent company confirms the address. Full service area. All Boise & Nampa dock and door services.
Maintenance questions
How often should a commercial overhead door be serviced? It depends on its cycles, environment and the maker's instructions. Ask the provider to base the schedule on your doors.
What can our own staff check safely? Walk-by visual checks from a safe distance: damage, gaps, odd noise. Nothing on springs, cables or operators. Ask the provider what else your staff should watch for.
Is fire door testing part of maintenance? It's a separate inspection and drop test by a trained technician. Some companies schedule both together. Ask.
Can the dock levelers be serviced on the same visit? Often, yes. List them as separate items so the plan covers them.
Does Uptime offer a maintenance contract? No. The independent company sets its own plan, price and terms.
