Not sure which one is yours? That is fine. Call and describe it.
Name the loading dock equipment—or just describe it
You do not need the part's name to call. Say what it stopped doing and the bay number if you know it. The table below matches what you are looking at to the name a repair company uses, which makes the call shorter. If you would rather skip it, skip it.
| What you're looking at | What it's usually called | What it does | Who owns the repair |
|---|---|---|---|
| A door made of hinged horizontal panels that travels on tracks, overhead or vertically | Sectional overhead door, commercial garage door, bay door | Seals the opening. Runs on tracks and rollers with a spring counterbalance | Commercial garage & overhead door repair |
| A door made of interlocking steel slats that coils around a barrel above the opening | Rolling steel door, roll-up door, coiling door | Seals the opening. The curtain coils around a barrel; counterbalance design varies | Commercial roll-up & rolling-steel door repair |
| A slatted or open-lattice coiling door over a counter or an opening | Rolling grille, counter shutter | Secures an opening with an open grille or a solid shutter | Commercial roll-up & rolling-steel door repair |
| A fast fabric or rigid door, often at a freezer, cooler or interior opening | High-speed door, rapid-roll door | Cycles in seconds to hold temperature or separate areas | High-speed & cold-storage door repair |
| A coiling door with a rating label, a fusible link or a release device, usually in a rated wall | Rolling fire door, fire shutter | Closes the opening in a fire. Has its own inspection and testing rules | Rolling fire door repair, inspection & drop testing |
| A steel plate hinged into the dock floor, with a lip that folds out onto the trailer | Dock leveler (pit-style) | Bridges the height difference between dock and trailer | Dock leveler repair |
| A smaller unit bolted to the face of the dock, not set in a pit | Edge-of-dock leveler, EOD | Bridges a smaller height difference | Dock leveler repair |
| A loose metal plate or ramp you set down and pick back up | Dock plate, dock board (portable) | A portable bridge. Not a fixed leveler, and covered by a different standard | Dock leveler repair — plate or leveler? |
| Foam pads or fabric curtains framing the opening around a backed-in trailer | Dock seal, dock shelter | Closes the gap around the trailer | Dock equipment repair |
| Rubber or laminated blocks bolted to the dock face | Dock bumper | Absorbs trailer impact. Protects the wall and the leveler | Dock equipment repair |
| A hook, arm or wheel-side device that grabs the trailer's rear bar or wheel | Trailer restraint, vehicle restraint, dock lock | Holds the trailer while it is loaded | Trailer restraint & dock lock repair |
| A red-and-green light pair inside and outside the bay | Dock communication lights, interlock lights | Communicates restraint status to the driver and loader | Trailer restraint & dock lock repair |
| The motor, wall button, photo-eye or safety edge on any door above | Operator, control, sensor | Opens, closes and stops the door | The page that owns that door |
About brand names. If a data tag is already visible from a safe position, its brand and model can help identify the equipment. Names you may see on dock levelers include Rite-Hite, Kelley, Serco, Blue Giant, Nordock, Pentalift and PowerAmp. On doors, Overhead Door, Clopay, Wayne Dalton, Raynor, Cornell and Cookson. These are identification examples only. They do not mean a brand is installed at your building, that a particular company is authorized to service it, or that Uptime is connected to any of them. Mention the name if you can read it from where you already are. Never approach a damaged door, a broken spring, a raised leveler or a stuck restraint to find a tag. You can call without a brand, a model, a photo or a measurement.
Call and describe the problem. That is enough to start.
What you're seeing, and what to report
Describing the symptom is worth more than guessing the part. This table turns what you can see into what a qualified provider will check and how to say it on the phone. It is not a diagnosis and it is not a repair instruction. Nobody should approach, force or work on a damaged door, a broken spring, a raised leveler or a stuck restraint.
| What you can see | What a qualified provider checks | Why the difference matters | How to say it on the call |
|---|---|---|---|
| Door is stuck part-way open and will not move | Spring counterbalance, cables, track and roller alignment, operator limits and safety devices | The opening is unsecured and the cause needs an inspection | "Bay 4 is stuck about halfway open and won't move either way." |
| Door closes and then reverses right away | Photo-eye alignment and lenses, safety edge, operator limits, something in the track | Reversing can involve a safety device, obstruction or operating fault | "It closes about a foot and goes straight back up." |
| Door opens on its own | Operator control logic, relays, limit switch, safety-edge circuit | A door that opens itself at night is a security exposure | "It's opened by itself three times this week, mostly overnight." |
| A loud bang, then the door will not lift | The counterbalance system | Keep people clear of the opening and do not try to raise the door | "There was a bang and now it won't lift at all." |
| Leveler will not raise | Mechanical springs or the hydraulic circuit, controls and motor power, lip mechanism | The provider needs to identify the leveler and the fault before selecting parts | "The leveler won't come up at bay 12." |
| Leveler drops or settles under a forklift | Holding and velocity-control parts, structure | The equipment will not hold a load. Take the bay out of use through your own process | "It settles when the forklift crosses it." |
| Lip will not extend or will not return | Lip mechanism, keepers, structure | A lip fault can involve the mechanism or the wider leveler assembly | "The lip won't flip out onto the trailer." |
| Restraint will not release the trailer | Restraint mechanism, controls, communication lights, interlocks | A trailer that cannot leave stops the whole door | "The dock lock won't let go of the trailer at bay 7." |
| Restraint light stays red or will not go green | Sensors, controls, interlock wiring | A red light needs investigation; do not bypass it or its interlocks | "The inside light stays red even after the restraint engages." |
| Seal or shelter torn, daylight around the trailer | Seal or shelter fabric and frame, backing, the bumper and door next to it | Wear, fit and impact damage need checking, along with adjacent equipment | "The seal on bay 3 is shredded on the driver's side." |
| Bumper missing or crushed | Bumper mounting, dock face, leveler and door damage from trailer contact | A missing bumper sends impact into the leveler and the wall | "The bumper is gone on the left side of bay 9." |
| Fabric or rigid high-speed door will not reset after a hit | Breakaway mechanism, curtain, drive, controls | Many are designed to break away and reset. The reset may still be a service call | "The fast door at the freezer came out of its guides." |
| Fire-rated coiling door dropped and will not go back up | Release mechanism, governor, resetting procedure, post-event inspection | A fire door that has dropped needs its release, condition and required testing checked | "The fire shutter by the loading area dropped and we can't reset it." |
| The same problem came back after a previous repair | Service history and the underlying condition of the equipment | Recurrence is the start of the repair-or-replace conversation | "This is the second time this year on the same bay. I have the last invoice." |
Say what you see. That is enough.
Need emergency dock door repair in Las Vegas?
If a bay is down right now, call (385) 325-7138 and lead with it. Say the facility address, the bay number, and whether the door is stuck open, the leveler will not hold, or a trailer cannot leave. That one sentence explains the urgency, because a building standing open overnight is a different problem from a door that is slow. The independent company confirms whether it can help and when.
While you wait: keep people clear of the opening, do not force the equipment, and take the affected bay out of use through your facility's own process. Do not approach, prop, move or reset a damaged door, a broken spring, a raised leveler or a stuck restraint. If the building is standing open, that is a security and weather problem your own site procedures should cover. It is not something to solve by pulling on the door. Federal rules also say plainly that industrial trucks are not to be used for opening or closing freight doors (29 CFR 1910.178(m)(6)). Do not push a stuck door with a forklift.
If you reach voicemail, leave the facility address, the door or dock number if known, what's wrong, and a callback number.
If the dock is down, say so first.
What this line covers in Las Vegas — and what it doesn't
This is commercial dock and door work at buildings. Not residential garages. Not anything on a truck or a boat. If your problem is on the excluded list, calling costs you time, so the note below says who to look for instead.
Covered equipment. Loading dock levelers (pit, edge-of-dock, vertical-storing; hydraulic, mechanical, air-powered). Dock plates and boards. Dock doors, both sectional and rolling steel. Commercial garage and overhead doors. Roll-up and coiling doors, grilles and counter shutters. High-speed fabric and rigid doors. Fire-rated rolling doors. Dock seals, shelters, bumpers and lights. Trailer and vehicle restraints, dock locks, communication lights and interlocks. The operators, controls and sensors on all of the above.
Covered facilities. Warehouses. Distribution centers. Manufacturing plants. Cold storage. Food and beverage facilities. Auto-service bays and fleet garages. Workshops. Commercial self-storage. Resort and hotel back-of-house receiving. Commercial buildings generally. A facility does not have to be a giant distribution center. One drive-in door on a small shop counts.
Not covered. Residential garage doors. Boat docks and boat lifts. Truck and trailer cargo doors. Pedestrian storefront entrances, automatic entry doors, glass and hollow-metal walk-through doors and their locks and closers. Parts-only orders. Structural concrete, pit and slab work.
If you need a walk-through entrance door, a storefront lock or an automatic pedestrian door, that is a different trade. Look for a commercial door-and-hardware or automatic-door contractor. If the dock pit or slab is failing rather than the equipment in it, that is concrete work.
What happens when you call
Three steps. The first one is a conversation, not a form. There is no form, no chat, no account and no quote funnel on this site.
- You describe it. Facility address, bay or door number if you have it, and what stopped working. You do not need a model, a photo or an equipment name.
- Calls may be shared with an independent repair company. The provider confirms the work with you.
- That company confirms everything that matters. Address and access. Scope. Availability. Price. Scheduling. Its own contract, work and warranty terms. Those are its decisions, not ours.
Here is example wording for the first sentence, not a real job and not a script: "Bay 4 is stuck halfway open at our warehouse in Las Vegas, and I can give you the address." That is a complete opening. Everything else can follow.
How Uptime works is explained in plain terms on how it works and about Uptime. The national loading dock repair page covers the same request process for every metro.
Call and describe the problem.
Useful on the call, but never required
None of this is needed to call. It shortens the conversation if you happen to know it, and every item is something you can read or recall from where you already are.
- The facility address, and whether it sits inside a city or in unincorporated Clark County (the rulebook below explains why that matters)
- The bay or door number
- Roughly how wide and tall the opening is — "about twelve by fourteen" is fine
- Whether the door is powered, chain-operated or lifted by hand
- Whether the leveler is set into a pit or bolted to the dock face
- Any brand name or tag you can already see without going near damaged equipment
- Whether the bay is in use, out of use, or standing open
- Whether there is a trailer at the door right now
You can call without any of it. The location, the bay and "stuck open" are enough.
What changes the price — and what we honestly can't tell you
We can't quote your exact repair from a web page. The price depends on the equipment, the fault, parts, and access. Here's what to ask before you authorize work.
We are not going to invent a Las Vegas price range. What we can do is tell you what actually moves the number and what to ask before you approve anything. When you do see a price, ask which kind it is: a call-out or diagnostic fee (the cost of the visit and the look), a starting price (the least the job could cost), a scoped fixed price (this exact work for this amount), an estimate (a best guess that can change), or a final quote (the number you sign). Then ask what it includes — travel, labor, parts, disposal, and any return visit.
| What actually moves the price | Why | What to ask before you approve it |
|---|---|---|
| The diagnostic or service-call charge | A diagnostic visit can carry a charge whether or not you approve the repair | "What is the service-call charge, and does it apply if I don't approve the work?" |
| Business hours vs. after hours | After-hours and weekend rates are usually different, where a provider offers them at all | "Is this being run at a standard rate or an after-hours rate?" |
| Parts on hand vs. ordered | A common spring or roller may be on the truck. A curtain section, a leveler cylinder or a controller may not be | "Is the part on the truck, and if not, what's the lead time and what does the bay do until then?" |
| Door size and gauge | Door size, weight and design affect parts, access equipment and staffing | "Does this need a second technician or a lift?" |
| Springs and counterbalance | Cycle life and correct sizing drive both cost and how long it lasts | "Is this spring sized for this door and this cycle count?" |
| Operator or controls | Replacing an operator is a different job from adjusting limits or replacing a photo-eye | "Are we replacing the operator or repairing the control?" |
| Leveler mechanism | Hydraulic, mechanical and air-powered levelers have different parts and different labor | "Which type is this, and is the failure in the mechanism or the structure?" |
| Wind rating and fire rating | The replacement must meet the applicable design and listing requirements | "Does this door carry a wind or fire rating, and does the repair keep it?" |
| Access | A live dock, a trailer at the door, night-only access or an occupied resort back-of-house all change the labor | "What access do you need, and when?" |
| Repair vs. replacement | The honest factors are age, parts availability, how much of the assembly is damaged, and whether the opening or the rating has changed | "What exactly fails if we repair instead of replace, and what would you reuse?" |
| Permit, where one applies | The permit fee depends on the jurisdiction and scope (see below) | "Does this need a permit, which jurisdiction, and what is the fee on this job?" |
| The contractor's license limit | Nevada says contracts over a contractor's monetary limit are invalid (see below) | "Is this contract within your license's monetary limit?" |
Uptime's national research explains the ranges behind these drivers for dock leveler work and commercial garage door work. Neither is a Las Vegas quote.
Call and ask these questions. A good provider expects them.
Before you hire in Clark County: licenses, permits and the rules that apply
Start with two free license lookups before you approve commercial dock or door work. The Nevada State Contractors Board search shows the classification and monetary limit. For permits through Clark County, its licensing requirements also call for an active Multi-Jurisdictional Business License number. Start with the facility address, because a Las Vegas mailing address can belong to the City of Las Vegas, another city, or unincorporated Clark County — and that decides whose permit it is.
Which license covers this work
| Work | Classification | What the code actually says | Where to check |
|---|---|---|---|
| Overhead, rolling and sectional doors, their tracks, counterweights and controls | C-3d, "Overhead Doors" | NAC 624.210: "The fabrication, erection and installation of guides, counterweights, tracks, weather stripping, automatic and manual controls, and all other apparatuses and equipment appurtenant to the efficient installation and operation of overhead doors." | NSCB license search |
| Metal or wood doors and frames generally | C-14e, "Doors and Windows" | NAC 624.310: "The installation and repair of doors, door frames, windows and window frames made of metal or wood." | NSCB license search |
| Dock leveler fabrication and installation, including appurtenant controls and devices | C-14j, "Conveyance of Goods" | NAC 624.310(2)(j) expressly names dock levelers; it excludes electrical wiring and supplying electrical power. Confirm the exact repair or installation scope with NSCB | NSCB license search |
| Other installed industrial machinery | Ask NSCB which classification covers the actual scope | NAC 624.150 includes industrial machinery installation in A-14; NAC 624.500 also addresses machinery under C-33. Neither assigns every dock repair to one class | NSCB license search |
| New electrical feeds or separate wiring work | C-2 or the applicable electrical subclass; confirm scope | NAC 624.200 covers electrical work. C-3d also expressly includes automatic and manual overhead-door controls | NSCB license search |
| Contractors in Clark County's permit-issuance process | A Nevada license and a Multi-Jurisdictional Business License | Clark County: contractors "MUST: Have an active Nevada State Contractor's License" and "ALL contractors/sub-contractors are required to have an active Multi-Jurisdictional Business License number" (licensing requirements) | Multi-J license search |
Ask for the pocket card. The Nevada State Contractors Board tells buyers directly: "Before signing a contract, make sure the contractor is licensed in the correct classification and within the appropriate monetary limit." And: "Contracts written in excess of the established limit are invalid." (NSCB, working with contractors). On a multi-bay leveler-and-door job, that is not a formality. NRS 624.031(6) has an exemption for repair or maintenance valued at less than $1,000 including labor and materials, with exclusions including permit-required work and specified trades. Do not treat a small invoice as proof of an exemption. Which class applies to a given job is for the provider and the Board to confirm. Boulder City has its own business-license requirement and does not participate in the valley's Multi-Jurisdictional license program.
Whose permit is it?
| If the facility is in | Permit authority | Contact | Portal |
|---|---|---|---|
| Unincorporated Clark County — the Strip, Paradise, Winchester, Spring Valley, Enterprise, Sunrise Manor, Whitney, Summerlin South, and the outlying areas | Clark County Building Department, 4701 W. Russell Rd., Las Vegas | (702) 455-3000 | Citizen Access Portal |

A "Las Vegas, NV" address often isn't the City of Las Vegas. Clark County says so itself: "Many of the most well-known places in Southern Nevada are in the unincorporated County, including the Las Vegas Strip, the Las Vegas Convention Center, and the University of Nevada, Las Vegas." (Clark County FAQ). If your facility is in Paradise, Winchester, Spring Valley, Enterprise, Sunrise Manor or Whitney, your permit authority is Clark County, not the City. Different office, different portal, different inspector. If you are not sure which one you are in, the Clark County Building Department at (702) 455-3000 can tell you, and the County's online parcel map, OpenWeb, has a property-information search. Check before a contractor files anything.
Repair or replacement: what the permit rules turn on
Clark County and the City of Las Vegas both exempt a straight door replacement from a permit only when three things are true. Clark County's Building Administrative Code § 22.02.190(V) puts it this way: "(1) The replacement door is of the same size and type. (2) The replacement door does not require any modification to existing wall framing. (3) The existing door is not a component of a fire-resistive rated construction element." (Clark County Building Administrative Code). The City of Las Vegas Administrative Code § 301.4.1(28) carries the same three conditions (City of Las Vegas Administrative Code, 2019).
Two things that language does not do. It does not mention overhead, roll-up, sectional or coiling doors anywhere. And it does not mention openers or operators at all. So do not read it as clearing your bay door. Read it as three questions: Is the replacement the same size and type? Does it touch the framing? Is the door part of a rated wall? A fire-rated coiling door fails the third question on its face. A wider or taller replacement fails the first two. The provider and the issuing office confirm what applies to your job.
Boulder City is different. Its exempt-work list limits that door exemption to "R-3 residences, R-2 dwelling units, and R-1 sleeping rooms" (Boulder City, work exempt from building permits). That published exemption does not cover a nonresidential commercial bay door. Ask Boulder City about the permit for the actual work.
For Henderson and North Las Vegas, ask the issuing department whether the exact repair or replacement needs a permit. Identify any change to framing, power, fire rating or opening size.
Fees, honestly. Get the fee for the actual scope and jurisdiction. Clark County provides fee information and calculators, and says calculator results "should be utilized as ESTIMATES ONLY" (Clark County fees). The City of Las Vegas publishes fee tables spanning building and other permit categories (City of Las Vegas fee tables). Ask your jurisdiction for the number on your job. Do not accept a general construction fee as a door price.
Codes, wind load and fire-rated doors
Clark County adopted the 2024 International Building Code and related codes effective January 11, 2026, and the 2024 International Fire Code by Ordinance #5321 (Clark County adopted codes). The City of Las Vegas lists the 2024 building and fire codes as adopted with an effective date of January 5, 2026 (City of Las Vegas industry advisory, July 16, 2025). For North Las Vegas, check the city's fire-protection guidance for the code edition and submittal date that apply. Henderson applies its 2024 amendments to "Submittals received on or after January 2, 2026" (Henderson building codes). Mesquite applies its 2024 codes to submissions beginning January 1, 2026 (Mesquite Building Division). Four dates in one metro. Ask your own jurisdiction which set governs your submittal.
Ask your jurisdiction and the door manufacturer for the wind-design criteria that apply to your building before you approve a replacement. The adopted code, applicable local amendments and the opening's design conditions determine the required door rating.
If any of your coiling doors are fire-rated, they carry inspection and testing obligations an ordinary roll-up does not. Ask your fire inspector which adopted fire-code provisions and edition of NFPA 80 apply to your building. The full answer — what the drop test is, who is qualified to do it, and what paperwork to ask for — is on rolling fire door repair, inspection and drop testing in Las Vegas.
Where this covers in the Las Vegas metro
The Las Vegas metro is one county. The federal delineation defines the Las Vegas-Henderson-North Las Vegas, NV Metropolitan Statistical Area as Clark County, with principal cities Las Vegas, Henderson, North Las Vegas and Paradise (OMB Bulletin 23-01, July 21, 2023). Call (385) 325-7138 about dock and commercial door work at facilities in the places below. The independent company that takes the work confirms the facility address and whether it can serve it.
- Cities: Las Vegas · North Las Vegas · Henderson · Boulder City · Mesquite
- Unincorporated Las Vegas Valley (Clark County is the permit authority): Paradise · Winchester · Spring Valley · Enterprise · Sunrise Manor · Whitney · Summerlin South · Lone Mountain · Sloan

The full Las Vegas service area also covers county islands, Lower Kyle Canyon Road, the Moapa Valley remainder and Spring Mountains, plus the separate access and jurisdiction checks for Nellis AFB and tribal land, including the Fort Mojave and Moapa reservations. Pahrump and Nye County are outside this metro. The area page lists the communities and the jurisdiction checks for each.
Planned maintenance instead of breakdowns
Some failures show warning signs first. A door that drags. A leveler that hesitates. A bumper that is already gone. Scheduled service is a different conversation from an emergency call: it has a scope, a frequency and a budget line. Commercial door and dock equipment maintenance in Las Vegas lays out what a visit should cover and what to ask before you sign an agreement.
Call about planned maintenance when nothing is broken yet.

Questions facility managers ask
Can I call if I don't know whether it's the door or the leveler? Yes. Describe what you see and which bay. Sorting the door from the equipment under it is part of the job, not something you have to do first.
Is Uptime the company that fixes the door? No. Uptime Dock & Door is an independent commercial service-request website for loading-dock and commercial door repair. Calls may be shared with an independent commercial dock-and-door repair company, and that provider confirms availability, scope, pricing and service terms.
How fast can someone get here? We can't promise a time, because Uptime does not dispatch technicians. Say up front that the bay is down. That is what the independent company uses to decide.
Can I get a price over the phone? Ask the provider what it can price from your description and what needs an inspection. Confirm the service-call charge, what kind of price you are being given, and whether the contract is within the contractor's license limit.
Do you handle a small shop with one drive-in door? Yes. The work is commercial, not large-facility-only. Auto-service bays, fleet garages, workshops and self-storage all count.
My address says Las Vegas but we're not in the city. Does that matter? For permits, yes. The Strip, Paradise, Winchester, Spring Valley, Enterprise, Sunrise Manor and Whitney are unincorporated Clark County. The County is your building authority, not the City of Las Vegas.
Do our rolling fire doors really need an annual test? The interval comes from the edition of NFPA 80 your authority having jurisdiction enforces. DASMA's published guidance for rolling steel fire doors says the door "shall be inspected and drop-tested not less than annually" (DASMA TDS #271). Ask your fire inspector which edition applies, and ask the provider for the drop-test form.
The same problem came back after the last repair. What now? Say so on the call and have the last invoice handy if you can. Recurrence is where the repair-or-replace conversation starts, and the provider will want to know what was done before.
Can I arrange service for more than one facility? Say so on the call. Multiple sites and multiple bays change how the request is handled.
See Las Vegas call details for what to have ready. You can call without photos, measurements or a model number.
