A high-speed door — sometimes called a high-performance or rapid door — opens and closes far faster than an ordinary commercial door, usually in a few seconds. Most are fabric. Some are rigid panels. You will find them at freezer and cooler openings, between production areas, and at busy interior traffic openings where a slow door would cost you throughput or temperature.

Do not force a fabric door back into its guides, and do not keep cycling a faulted door to clear it. Keep people and equipment clear, take the opening out of use through your facility's normal process, and describe what happened. Anything inside the control panel stays with a qualified provider.
Breakaway, resets, and why cold storage is its own problem
Many high-speed fabric doors are designed to break away — the bottom of the curtain releases out of its guides when something hits it, instead of destroying the door. That is a feature, and some doors reseat themselves on the next cycle.
Here is the part worth saying out loud: "it came out and went back in by itself last time" is useful information, not a reason to wait. Repeat breakaways usually mean something else — a guide that has shifted, a bottom edge that is worn, a traffic pattern that keeps clipping the same corner. Mention it on the call.
Cold storage is its own category. A freezer or cooler opening that will not close properly is not just an energy problem. Within hours you get condensation, then ice on the floor and in the track, then a second set of problems that have nothing to do with the door. If the door is at a temperature-controlled opening, lead with that.

What affects the price

Utah rules that affect this door
Electrical is separate. High-speed doors are always powered and controlled. In Utah a B100 General Building Contractor licence excludes electrical work, and E200 is the electrical classification (Utah Admin. Code R156-55a-301). Electrical work stays with a licensed electrical contractor even under the state's small-job licensing exemption (Utah Code § 58-55-305(1)(h)(ii)(A)). Ask who is doing that part.
Who can do the work. Check the licence and classification in the DOPL lookup under "Verify a License." Utah contractor numbers end in -5501.
Permits. Replacing a door in an existing opening and changing the opening are different questions. Ask the building official for your parcel: Salt Lake City Building Services, the Greater Salt Lake MSD for Magna, Kearns, White City, Emigration Canyon, Copperton, Brighton and unincorporated Salt Lake County, or the relevant city or Tooele County office. Questions about high-speed doors in Salt Lake City
Is a high-speed door the same as a roll-up door?
They can both roll up, but they are not the same machine. A high-speed door is built around speed and cycles, usually with a fabric curtain and a controller. A rolling steel door is a slower, heavier curtain of slats. The repairs and the parts are different.
Our door came out of its guides. Can we put it back?
Do not force it. Many of these doors are designed to break away when struck, and some reseat on the next cycle — but a curtain that will not reseat, or one that keeps coming out, needs a look at the guides, the bottom edge and the drive. Take the opening out of use and describe what happened.
Why does our freezer door ice up?
Ice at a cold-storage opening usually points at the door seal, the frame heaters, the air balance or how long the door stays open. It is worth reporting early because ice on the floor and in the track becomes its own problem. A qualified provider looks at the whole opening, not just the curtain.
Do you work on the controls and sensors as well as the door?
Yes — the controller, activation devices and safety devices are part of the same system on these doors. Anything involving new power or building wiring is a separate electrical trade in Utah, and worth asking about up front.
