Greenbrier North Commerce Park. At 2100 Steppingstone Square off Smith Avenue, with sites from 8 to 35 acres, three miles from I-64 and with I-464 and I-264 about equidistant.
Coastal Virginia Commerce Park. The city calls it "the largest megasite in Virginia" — 4,022 acres, of which 1,420 are currently zoned M-1 light industrial, fronting Route 17, described as "an interstate-quality, four-lane divided highway designated as the future I-87," and "less than 30 minutes from the Port of Virginia and Norfolk International Airport" (Coastal Virginia Commerce Park).

At our last check, the city's own permit pages and the portal were not readable to us, so we're not publishing a Chesapeake fee figure or a city-specific exemption. What applies everywhere in Virginia, including here. A true like-for-like repair — a spring, a roller, a panel, a leveler cylinder — usually isn't among the activities the state code requires a permit for before work begins. A replacement usually is. And the door-replacement exemption people cite is written for residential occupancy groups and excludes fire-rated assemblies, so it doesn't cover a commercial bay door (13VAC5-63-80, Section 108.2, item 14.1). Emergency work can begin first, with the application due by the end of the first working day after it starts.
The licence check. Virginia issues no door or dock specialty. Check the class, the classification and current status at DPOR License Lookup, and check separately who's doing any electrical work — the Commercial Building Contracting classification excludes it.

Is a dock door repair a permit job in Chesapeake?
