High-speed and insulated doors serve different jobs: keeping traffic moving and separating spaces with different temperatures or cleanliness needs. Say which job your opening does when you call.

On breakaway resets: these doors are built to release under impact so the curtain survives. Re-seating one correctly is a job for a qualified provider — getting it wrong leaves the door misaligned, the sensing unreliable, or the curtain damaged on the next cycle. Do not force a damaged curtain back into place or defeat its sensing.

What affects the price on a high-speed door
We can't quote your door from a web page. The price depends on the equipment, the fault, parts, and access. Here's what to ask before you authorize work.
What moves the number:
- Fabric versus rigid construction — different curtains, different parts, different labor.
- Insulated versus non-insulated, and whether perimeter heating is involved.
- Opening size.
- Drive and controller. A controller board is not a drive rebuild.
- Breakaway components and whether the curtain survived the impact.
- Sensing devices — photo-eyes, loops, edges.
- Cycle count and duty. A door doing thousands of cycles a day wears differently.
- Parts availability for that brand and model. High-speed doors are more model-specific than most commercial doors.
- Whether the room has to stay cold while the work happens, which changes staging.
- Access and after-hours work, if the provider offers it.
Ask before you authorize: whether the visit is separate from the repair; whether the number is a starting price, a fixed scope or an estimate; whether curtain and controller are both included; and whether the model's parts are current or obsolete.
Repair it, or replace it?
A damaged curtain or component does not by itself mean the whole door needs replacement. Ask whether an approved repair restores the assembly and whether the door still suits the temperature and traffic at the opening.
Usually repairable: curtains, edge retention, sensing devices, controller boards, drive components, breakaway re-seating.
Usually points to replacement: an obsolete model with no parts path, repeated failures across multiple subsystems, a door that was never specified for the cycle count it now runs, or damage beyond an approved curtain replacement.
Worth asking on high-cycle openings: was this door ever specified for this traffic? A door failing every few months in a busy opening needs its specification checked as well as its maintenance.
California rules that affect high-speed door work
Licensing. High-speed doors are doors, and door work sits under CSLB D-28, Doors, Gates and Activating Devices, whose published scope covers commercial and industrial doors including "power activated doors" and "any low voltage electronic or manually operated door hardware/device" (CSLB D-28). Ask who will handle a new line-voltage supply circuit; C-10 Electrical covers electrical installation (CSLB C-10). Check the company at the CSLB license lookup.
Safety devices. Ask whether the provider will check the operator and its compatible safety devices together, rather than treating sensing as an add-on. Monitored entrapment protection and auxiliary vehicle-protection devices do different jobs and should not be confused (DASMA TDS 382).
Permits. The 2025 California Building Code took effect January 1, 2026. Ask whether the proposed repair, replacement or electrical work needs a permit. Often yes — that is what the breakaway is for. A breakaway is designed to reduce impact damage. Re-seating it properly means checking the alignment, the retention and the sensing before the door runs again, which is provider work. Do not force a damaged curtain back into place.
Is a high-speed door the same as a roll-up door?
They describe different things: high-speed describes operation, while roll-up describes the movement. A high-speed door can roll up, fold or slide; identify the model before comparing parts or service. A standard roll-up may use interlocking steel slats or a rolling sheet curtain.
The freezer door is icing up around the opening. Is that the door or the seal?
