The Gaston economic-development office's April 2023 account of Gateway85 describes the industrial park between Gastonia and Lowell along I-85. That boundary is a practical reason to give the parcel address rather than assume that a park name or Gastonia mailing address settles the zoning office. Gastonia doesn't issue construction permits any more

Construction permitting moved to Gaston County, but the City still handles zoning. Which office comes first depends on the work—not simply whether the building is in Gastonia.

Since August 29, 2022, construction permits for projects in Gastonia are issued by Gaston County, not the City. For commercial renovations, the City's scope chart says to obtain the City zoning permit first and provide it to the County. New single-trade and equipment-change-out permits start directly with Gaston County. Ask which category the door or operator work falls into.

For projects going through the City's site-plan process, Gastonia's Certificate of Compliance comes before the County's Certificate of Occupancy, once the County's requirements are met. That is a project close-out step, not an automatic requirement to obtain a new occupancy certificate for every door repair.

For that site-plan workflow, keep both sets of approvals on the schedule: City site/zoning review, County building review, then the required close-out certificates. For a single-trade or equipment-change-out permit, follow the County's instructions for that smaller scope.

Does a commercial door replacement need a permit here?

N.C.G.S. § 160D-1110(c) provides that no permit is required for work costing $40,000 or less in a commercial building done to the current NC State Building Code — unless the work involves listed items such as adding, repairing or replacing load-bearing structures. The same subsection says no permit is required for replacement of windows and doors that otherwise meets its requirements.

The exceptions include load-bearing changes, specified plumbing/HVAC/electrical work, non-code materials, a new roof, and any change to which the Fire Prevention Code applies. A fire-rated replacement or new operator wiring therefore needs a scope-specific answer, not just a total below $40,000. Read the complete conditions in § 160D-1110(c).

So a straight door replacement under $40,000 that doesn't touch load-bearing structure can fall inside that exception. Not a determination about your project. Ask Gaston County about the actual scope — and remember the City zoning side doesn't disappear just because the building permit question might.

Two rules, one number. § 87-1 generally requires a general contractor licence at $40,000 or more for the undertaking, subject to its exceptions—including industrial-equipment furnishing or erection. The permit provision uses $40,000 or less and a different set of conditions. New wiring and hardwired operator work raise a separate electrical-licensing question; § 87-43.1 contains specific exceptions, not a general low-price exemption. Ask the appropriate board which classification or exemption covers the quoted work.
