What is on a dock face, and what fails?

This is the equipment around the opening rather than the door or the leveler itself. Wear, tears and impact damage can leave the bay poorly sealed or unprotected. If several bays need work, list them together and ask how that changes the quote.

Dock seals and shelters

A dock seal is a set of compressible foam pads mounted around the opening; the trailer backs into them and compresses them to close the gap. A dock shelter does the same job with a frame and fabric curtains that the trailer backs underneath, and it suits a wider range of trailer sizes.

When either is torn, you lose conditioned air, you get water into the bay in a South Texas downpour, and loose material starts catching the next trailer that backs in. A provider looks at the pad or curtain condition, the mounting and the frame, and whether a trailer pulling away has taken fixings out of the wall.

Repair or replace usually comes down to whether the damage is in the wear face or in the frame and mounting. Wear faces are often replaceable on their own. A bent frame is a different job. Say which bays and which side, and say whether a trailer pulled away with it — that last detail changes what they bring.

Dock bumpers

A missing bumper leaves the dock face taking the impact instead. A provider checks bumper condition, the mounting, and whether the concrete or steel behind it has already been damaged.

Report which bays are missing bumpers, whether the mounting is torn out, and whether you can see damage to the dock face. If the face is already broken up, that part is structural — see the scope note further down.

Dock plates and dock boards

A dock plate and a dock board are portable equipment, not part of the building, and they carry a marked capacity. If your site calls it a bridge plate or forklift plate, say whether it is portable or installed; the name alone does not establish its traffic rating.

They are also not the same product. Bluff Manufacturing describes its dock plates as "ideal for hand truck and pallet jack traffic," and its steel dock boards as "Rated for forklift use," with capacities of 10,000 to 40,000 lbs (Bluff dock boards and dock plates). Have the provider check the unit’s rating and manufacturer sizing guidance against the intended traffic and total load — not just the load on the forks.

MHI identifies portable plates and boards with ANSI MH30.2 (MHI LODEM). OSHA’s dockboard rule addresses maximum intended load, run-off protection for devices first used on or after January 17, 2017, portable-device securement, prevention of transport-vehicle movement, and handholds or other safe-handling means. Its run-off exception requires the employer to demonstrate no such hazard; its securement alternative requires demonstrated infeasibility and sufficient contact to keep the board safely positioned (29 CFR 1910.26).

And the part worth saying plainly: do not assume a bent or cracked plate can be welded and put back under traffic. Bluff’s replacement guidance identifies cracks, warping and detached curbs as reasons to replace its plates and boards. Take the unit out of service through your facility's normal process and have it assessed.

Dock lights and communication systems

Dock lights are the swing-arm lights that reach into a trailer. They fail at the arm, the cord or the fixture, and changes to the building’s wiring can involve regulated electrical work in Texas (TDLR Electricians).

Communication lights are the red and green signals inside and outside the bay that tell the driver and the dock crew what state the bay is in. Here is the one thing worth knowing: a light that will not turn green, or shows an unfamiliar pattern, can relate to the restraint, the controls or the light itself. On an interlocked bay, the same condition can prevent the door opening. Report both symptoms. See trailer restraint repair.

Planned dock maintenance

Dock-face equipment is where a planned visit actually pays, because seals, bumpers and lights fail gradually across a row of bays rather than all at once. It is a different scope from door maintenance even when it happens on the same trip, so ask for the dock equipment checklist in writing. See planned maintenance and, for leveler-specific service, dock leveler repair.

Safety, kept short. Nothing on this page is a repair procedure. Keep people clear of the bay, do not force equipment, and take an affected bay out of use through your facility's normal process.

What is included, and what belongs elsewhere?

Included: dock seals, shelters, bumpers, dock lights, communication lights, wheel chocks and portable dock plates and boards, at commercial buildings of any size.

Not included, and where it belongs: installed dock levelers → dock leveler repair · vehicle restraints and interlocks → trailer restraint repair · the dock door → overhead or roll-up · dock face concrete, pit and slab repair → a concrete or general contractor, which is a genuinely different trade from the equipment bolted to it · boat docks → a marine contractor · parts-only → a distributor.

What happens when you call?

Describe the facility and the work you need. The request may be shared with an independent company, which confirms availability, scope, pricing and service terms.

  1. You describe it. Facility address, which bays, what is torn, missing or dead.
  2. The request may be shared with an independent commercial dock-and-door repair company that may be able to serve the facility.
  3. That company confirms eligibility, scope, availability, pricing, scheduling and its own terms.

If you reach voicemail, leave the facility address, the door or dock number if known, what's wrong, and a callback number.

An example of what is enough to say: "Bays 9 through 12 have torn seals and one bumper is missing at our warehouse in San Antonio, and I can give you the address." That is example wording, not a real job and not a script.

Useful, but not required: which bays, how many of each item, whether a trailer pulled away against anything, whether the dock face itself looks damaged, and site access. Call without any of it.

What affects the price?

We can't quote your exact dock equipment work from a web page. The price depends on how many bays, which items, parts, and access. Here's what to ask before you authorize work:

  • Is there a service-call or diagnostic charge, and does it apply if I don't proceed?
  • Is this a standard rate or an after-hours rate?
  • Are the seals, bumpers or parts in stock, or on order?
  • Is this a repair, a wear-face replacement, or a full unit replacement?
  • What is the warranty on the part, and on the labor?

What moves the number: how many bays and how many items — ask how batching several items changes the quote; seal or shelter type and size; whether the bumper mounting or the dock face needs attention first; part availability; whether electrical work is in scope for lights or controls; access and whether bays can be released; and the diagnostic and travel charge.

Which company should handle the dock-face work?

Ask whether the company handles the damaged seal, shelter, bumper or portable device, and whether its scope includes the mounting and controls involved. Have it separate equipment work from structural concrete or regulated electrical work in the quote; the independent provider confirms the scope it can accept.

Which local rules matter for this work?

San Antonio’s ordinary-repair provision does not cover electric-wiring changes or work affecting general safety; ask the provider and Development Services which permits the exact job requires. If the work includes regulated electrical scope, verify the electrical contractor through TDLR’s license lookup, and ask who obtains the permit.

Texas adopted the 2026 NEC effective September 1, 2026, even though some city pages still list an older edition (TDLR notice). For an address outside San Antonio, use the metro jurisdiction guide to identify the city or county office; the mailing city does not settle it.

Dock equipment repair questions

Is it worth a service call for one torn seal?

List the torn seal and any other known dock-face damage when you call. Ask how the price changes if several bays or items are handled together, and what needs attention first.

What is the difference between a dock seal and a dock shelter?

A foam-pad seal closes the gap by compressing against the trailer. A shelter uses a frame and curtains around it, often accommodating a wider range of trailers. The provider checks the actual opening and trailer mix before selecting either.

Can a bent dock plate be repaired?

Do not assume it. Plates and boards have marked capacities and intended uses; cracks or deformation need a manufacturer-based repair-or-replacement assessment. Take it out of service and have it assessed before it goes back under any traffic.

Our dock light won't go green and now the door won't lift. Is that the light?

The light alone does not identify the fault. On an interlocked bay, the restraint, door and controls need to be assessed together; report what the light and door are doing. See trailer restraint repair.
