Replace it, or repair it?

What genuinely pushes toward replacement:

  • Damage across several panels or slats, especially with a bent track or barrel behind it.
  • Parts that no longer exist. Older doors reach a point where panels, slats or hardware can't be sourced, and availability can determine whether repair remains practical.
  • A pattern of repairs. Look at the last two years of invoices on that opening. Ask whether repeated failures share an unresolved cause.
  • Cycles versus duty rating. Compare actual use with the manufacturer’s door, counterbalance and operator ratings; an unsuitable specification is not fixed by replacing one failed part.
  • Something about the opening has to change — the size, the rating, the insulation, the speed.

Does a commercial door replacement need a permit in Virginia?

Ask the building official about the exact installation or replacement scope before approving work. The opening, structural changes, required fire protection, egress and electrical work matter—not just whether the replacement is the same size.

Virginia’s specific like-for-like door/window exemption in VCC §108.2 item 14.1 applies to qualifying dwelling-unit work in Groups R-2, R-3, R-4 and R-5. It requires no change to the framed opening, the same operation and opening dimensions, and a non-fire-rated door; it is not a blanket warehouse-door exemption.

The building official can also determine that qualifying minor ordinary work does not need a permit. Do not infer permission or exemption from a residential example. Ask explicitly about:

  • Changing the opening or structural supports.
  • Altering a required means of egress or fire-protected opening.
  • New operator power, circuits or building wiring.
  • Door-control systems, which are not automatically covered by the low-voltage exemption.

Which building department is yours?

A "Richmond, VA" mailing address doesn't tell you. Richmond is an independent city in no county. Henrico adjoins the city to the north, east and west; Chesterfield is to the south. A parcel with a Richmond address can be in the city, in Henrico, or in Chesterfield — three departments, three portals, three fee schedules. Confirm from the parcel record.

All three checked September 17, 2026. Henrico and Chesterfield have no incorporated towns, so the county is the building authority throughout each. Hanover has one — Ashland. Hanover Building Inspections handles building permits in the county and Ashland; the Town handles town zoning review. Hopewell, Petersburg and Colonial Heights are independent cities with their own building departments.

What permit fees are, and what they aren't

Henrico publishes a commercial building permit charge of $100 plus $7 per $1,000 of valuation over $5,000, based on labor and materials, with a 2% state levy (Henrico County permit schedule, checked September 17, 2026). Chesterfield's permits stay valid six months from last activity, reinstating an expired one is $57, and a qualifying commercial refund deducts the greater of 25% of the permit fee or $119 (Chesterfield permits, checked September 17, 2026).

The refund applies only when the county’s conditions are met, including no inspections and a written request. The fee, expiry, reinstatement and refund rules are permit administration—not a door-replacement price, and a general construction fee schedule is not a quote. Ask your provider who's pulling the permit and whether the fee is inside their number or billed through.

Who can legally install it in Virginia

Virginia contractor licensing applies to the business through DPOR’s Board for Contractors. Its class depends on individual-project and annual contracting value; its classifications or specialties cover the work type. Separate individual tradesman requirements can also apply.

Either the project or annual threshold can require Class A or B. Class C must stay below both upper limits, with the single-project threshold beginning above $1,000.

CBC (Commercial Building Contractor), CIC (Commercial Improvement Contracting), or another permitted specialty must match the actual proposal. These classifications are not a universal assignment for every equipment job; ask DPOR about any uncertain scope. And neither CBC nor CIC covers electrical work — that exclusion is written into 18VAC50-22-30. On a job with a new operator, a new circuit, or changed building wiring, ask who is doing the electrical portion and under what licence. Check any company on the DPOR licence lookup.

VCC §108.4 requires evidence of the applicable contractor licence or lawful exemption before permit issuance.

Wind load on the replacement

A replacement door in the same opening may still have to meet the current wind-load requirement rather than matching whatever the old door was rated for. Confirm the applicable design basis before comparing replacement proposals.

Ask two questions: what rating is the proposed door specified to, and who is confirming it against the current code for this site. Then confirm with the building official for your jurisdiction. We're not publishing a wind-speed number here, because the right number comes from the code and the design for your building — not from a web page.

If the opening is fire-rated

Where the opening requires fire protection, the replacement must preserve that required function. Ask the provider and building official about the approved assembly and any interface work. Virginia’s §705.2.6 also requires annual inspection/testing under NFPA 80 and written records for opening protectives.

Do I need a permit to replace a warehouse door in Virginia?

Ask the building official about the exact scope. The specific dwelling-unit replacement exemption is not a blanket warehouse-door exemption, and the official can determine whether qualifying minor ordinary work needs a permit. Changed openings, structural work, required fire protection, egress and operator wiring need explicit review.

How long does a commercial door take to arrive?

Ask for the actual stock or production status, delivery estimate and longest-lead component on the proposal. Specification, supplier availability, approvals and installation access can all affect timing. Plan the outage with the provider after those dependencies are understood.

Can we replace one section instead of the whole door?

Frequently, yes — on a sectional door a single damaged panel can often be swapped if the same panel is still available and the track and hardware are sound. That's a repair, not an installation. Where it stops working is when damage runs across several panels, when the track is bent, or when the panel is discontinued.

Does the new door have to meet the current wind-load requirement even in the same opening?

It may. A replacement isn't automatically grandfathered to whatever the old door was rated for. Ask what rating the proposed door is specified to and who's confirming it against the current code for your site, then confirm with the building official. It's worth asking before you sign, because it can change both the door and the price.
