Mount Pleasant runs from terminal-area facilities on the Wando to light commercial, fleet and service buildings across the town. Different buildings, same two questions when something breaks: who fixes it, and does this need a permit.
Mount Pleasant is the one jurisdiction here that says "replace" out loud
Most towns in this metro publish general alteration language and leave you to work out whether it reaches a door. Mount Pleasant is more direct than that, and it's the clearest single sentence on permitting anywhere in the Charleston area.
| The question | What the Town publishes | What to ask |
|---|---|---|
| Is a permit needed? | Verbatim: "A permit to construct, enlarge, repair, move, demolish or change the occupancy of any building or structure. A permit is also required to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system." The Town publishes no door-specific rule, but that's the broadest and plainest language in the metro | "Does this scope need a permit here?" |
| How are fees calculated? | "Building permit fees are based on valuation of construction." And: "Construction valuation is determined by the Building Official, based on the most current Building Valuation Tables, as published by International Building Code Council (IBC)." The dollar breakdown sits in Section 150 of the Town's Code of Ordinances — the fees page itself publishes no figures, so we're not quoting any | "What valuation are you filing this at?" |
| Who do I ask? | Building Inspection Division, (843) 884-5184 | "Who's pulling the permit — you or us?" |
And statewide: South Carolina requires a contractor licence for work "greater than ten thousand dollars" for general or mechanical contracting. There's no South Carolina classification called "overhead doors" — Building covers commercial construction and Nonstructural Renovation expressly includes "window and door installation." Electrical work above fifty volts is its own licensed subclassification, so a door replacement plus a new operator can involve two licences. Full rulebook · SC contractor lookup.
We can't tell you whether a permit applies to your door. The rule, where to check it, and what to ask is the ceiling — the Town and the company doing the work confirm the rest.

Mount Pleasant sits in one county — which makes life easier here
Unlike North Charleston, Summerville and Ladson, which each sprawl across all three of this metro's counties, Mount Pleasant is entirely in Charleston County. Inside the town limits, the Town issues the permit. Outside them, it's Charleston County.
That's one less thing to check than almost anywhere else in the metro. How the straddle works elsewhere.
What kind of building is it? Facilities around Mount Pleasant
Wando Welch Terminal is in Mount Pleasant, and as of this page's check date it's one of the two container terminals SC Ports is operating. In a release dated June 25, 2026, SC Ports said Wando Welch and North Charleston Terminals "offer the capacity customers need for today's volume and their growth," following a planned pause of Leatherman Terminal operations as of August 1.
What that means for equipment. Terminal-adjacent and cross-dock buildings run high door cycles and take more trailer impacts at the dock perimeter than a typical commercial site. That shows up first in dock seals, shelters and bumpers and then in levelers.
Away from the terminal area, Mount Pleasant's commercial base runs more toward light commercial, fleet, auto-service and self-storage buildings. Smaller door counts, often single-phase operators, and frequently one or two bays rather than a row of them.

Useful repair questions in Mount Pleasant
Do I need a permit just to replace a door here? Mount Pleasant's published language is the clearest in the metro on this, and it explicitly includes "replace." That's the Town's general permit requirement rather than a door-specific rule, so the reliable answer for your job comes from the Building Inspection Division at (843) 884-5184. Worth the call before you authorize anything — and worth asking who's pulling it.
We're inside the terminal security area — what do I report about access? Mention it in the first minute. Badging, escort requirements, gate procedures and restricted hours all change how a visit gets planned, and a company that finds out at the gate loses the slot. Report the access constraint alongside the address and bay number.
Should we close our roll-up doors before a storm? The door industry's guidance is yes — a rolling door should be closed before a high wind event and should be wind resistant to local requirements. Two things to avoid: don't back a vehicle against the door to brace it, and in storm-surge areas ask your building department whether doors there are meant to break away rather than resist loads. More on rolling doors.
Is our door fire-rated? Look for a label on the door, hood or guide, a fusible link or release device, and a connection to the fire alarm. Rated doors protect openings in fire-rated walls and carry an annual inspection and drop-test obligation that ordinary doors don't. How to tell, and what's required.
What we cover — and what we don't
Covered: loading dock equipment and building-mounted commercial garage, overhead, sectional, rolling-steel, roll-up, high-speed and fire-rated doors at commercial buildings.
Not covered: residential garages · boat docks, piers, seawalls and boat lifts — worth saying plainly in a town with this much waterfront, because that's a marine contractor, not us · truck and trailer cargo doors · pedestrian storefront, automatic-entry and glass doors with their locks and closers · parts-only requests · structural concrete, pit and slab work.
What happens when you call (385) 325-7138?
- You describe the problem. Facility address, bay or door number, what the equipment is doing.
- We route your call. The request is shared with an independent commercial dock-and-door repair company. Uptime Dock & Door does not repair equipment and does not send technicians.
- That company confirms everything with you — access, scope, availability, price, scheduling, and its own contract, work and warranty terms.
Example wording: "Bay 2 won't close at our facility in Mount Pleasant, and I can give you the address."
An example of a good first sentence — not a script, not a real job.
If you reach voicemail, leave the facility address, the door or dock number if known, what's wrong, and a callback number.
