Daniel Island

Daniel Island is a Berkeley County address, even though it reads as Charleston to most people. Berkeley County lists it among its own communities. Before you assume the county permits work there, confirm which office actually covers the parcel — that one call saves a rejected application.

Moncks Corner and unincorporated Berkeley County

Moncks Corner is the Berkeley County seat, and the county's own permitting offices sit there too — Berkeley County Permitting at (843) 719-4292 and Building and Codes Enforcement at (843) 719-4758, at 1003 Highway 52. The Town's Community Development Department is at (843) 719-7900, 118 Carolina Avenue.

Worth knowing if you're replacing a door here: Berkeley County and the Town of Moncks Corner both ask for "Design Pressures (D/P Rating) for all doors and windows" on plan submittal. That's the only door-specific submittal requirement we found anywhere in this metro, and it's a good reason to have that answer before you order. See commercial door installation.

Hanahan

Hanahan runs its own Building and Code Department at (843) 576-5259, 1255 Yeamans Hall Road. Its published fee schedule is valuation-based and it reviews electrical work against the 2020 National Electrical Code with SC amendments. The schedule doesn't carry a printed effective date, so confirm current figures at application.

Huger, Ridgeville and Camp Hall — the name that means two places

The Town of Ridgeville is in Dorchester County. The Camp Hall commerce park, which carries a Ridgeville address, is in Berkeley County — Volvo's own site places its plant at "Ridgeville, Berkeley County, South Carolina."

If you manage a facility at Camp Hall and someone tells you Dorchester County permits it, check. Nucor's Berkeley operation is at Huger, also Berkeley County.

Dorchester County Building Services handles "issuance of building permits both residential and commercial, new construction and renovations." It's at (843) 832-0011, 500 N. Main St., Summerville. Next-day inspections are requested by "no later than, 3:00 PM the business day prior."

Three places that sit in more than one county

This is the part of Charleston geography that trips up permit applications, and it's worth two minutes.

North Charleston, Summerville and Ladson each sit in all three counties. Berkeley County's own site states Summerville is "Located in Berkeley, Dorchester and Charleston counties." North Charleston spans the same three. Ladson isn't incorporated at all — it's a community spread across Berkeley, Charleston and Dorchester County land.

What that means in practice:

  • Inside a town or city's limits, that municipality issues the permit.
  • Outside them, it's whichever county the parcel is in.
  • A mailing address doesn't settle either question. The parcel does.

If your facility is in one of these three places, check the parcel against county GIS or call the office before you file. It's a five-minute check that avoids a rejected application and a lost week.

Ladson

Ladson deserves its own note because it catches people out most often. It has a well-known industrial presence — Mercedes-Benz Vans describes its plant as being "in Ladson, South Carolina" — but because Ladson land falls in three different counties, we're not going to tell you which county any given Ladson address is in. Check the parcel.
