Can a torn dock seal or damaged shelter be repaired?
It depends on what's damaged, the condition of the rest of the unit, and whether it still fits the trailers you load. A torn cover or curtain can sometimes be replaced on its own; a bent frame, loose mounting or poor fit may need more. Ask the provider to separate fabric or pad work from frame, mounting or full-unit replacement.
Seals and shelters work differently
A seal closes the gap by pressing tight against the trailer's back edges. A shelter hangs curtains around the trailer and doesn't press on it. That's why a torn seal and a torn shelter lead to different fixes. Either way, a worn-out one lets heat out and weather, dust and pests in. In an Iowa winter, that shows up fast at the dock.

A new cover won't fix a unit that's mounted wrong or doesn't fit your trailers. That's why fit is part of the question.
When should dock bumpers be replaced?
Report bumpers that are worn down, split, missing or coming loose. The provider looks at the bumper type and how trailers meet your dock before recommending a replacement.
Dock bumpers take the hit when a trailer backs in. When they wear out, trailers strike the dock face and the leveler lip instead. That turns a cheap part into structural damage.

Bumpers come in molded rubber, laminated rubber and steel-faced types. Sizes aren't all interchangeable. Structural concrete is a separate job—say so if the dock face looks damaged.
What about dock lights, chocks and other accessories?
A dock light that's out or a missing chock can be part of the same call. Lights and signals tied to a powered restraint belong with that system, so the provider can look at it as one job.
Dock lights. Report a light that's out, a broken arm or a loose mount. Replacing a fixture or its wiring can be licensed electrical work.
Wheel chocks. Federal rules require wheel chocks under a trailer's rear wheels, with brakes set, while forklifts board it (29 CFR 1910.178(k)(1)). Missing or damaged chocks are worth reporting. How they fit with any restraint is a question for your safety team.
